Two villas in the same La Nucía urbanisation can need entirely different amounts of work, which is why a per-square-metre rule never holds up. What follows are the factors that actually move the price, so you can see where a quotation comes from.
What is hidden
The biggest variable is usually what is behind the finish. Older wiring, tired pipework and damp in a lower level all take effort without changing how a room looks. Terraces over habitable rooms are another: if the waterproofing has failed, it must be put right before the room beneath is touched. A survey before pricing is how we reduce surprises.
The plot itself
Slopes bring retaining walls, steps and drainage, and pool surrounds and terraces take the sun every day. Treating them properly means structure and waterproofing first and surface second. Access also counts: pallets and materials arriving on a hillside road need planning, and work that is difficult to reach takes longer.
How far you take the house
- A refresh of finishes is a very different scale from a rearranged layout.
- Joining a kitchen to a dining area, adding an en-suite or turning a garage into a bedroom each add structural and services work.
- Windows, doors and air conditioning are best settled at the same stage so the house is comfortable in winter as well as summer.
The use the villa gets matters too. A house lived in all year is judged on winter comfort, storage and a kitchen in daily use, while a holiday home can be refreshed more lightly. Renovating for rental or larger families changes the specification again, so tell us how you plan to use the house before we price.
Finishes
Because the villa is likely to be a permanent home, we favour surfaces that stand up to daily use by several people. Choices of tile, worktop and fittings influence the total more than most owners expect, and they are the easiest area to adjust without losing quality.
Services are a cost driver that deserves its own mention. Older villas often need rewiring, renewed pipework and air conditioning to be comfortable year round, and it is far cheaper to do that while walls and floors are open. Doing it in a separate, later stage means opening up finished rooms again, which is how renovation budgets quietly grow.
Phasing
Phasing controls cost and disruption. A sensible first stage might be the kitchen, the bathrooms and the main living space, with bedrooms or outdoor areas to follow. Since the plumbing, electrics, plastering and carpentry are done by our own team, finished rooms stay finished while work continues elsewhere.
Ask also about the order of work. Rooms finished early should not be disturbed by later trades, and a clear sequence keeps repeat work, and the cost of it, to a minimum. If you are away for part of the year, we send photographs and updates, and decisions are flagged early so nothing waits on you.
Getting a quotation you can use
Our quotation follows a visit and a conversation about how the house is used. It is free, and it sets out the scope so that you are comparing like with like. One project manager coordinates the trades, English and Spanish are spoken, and our work is guaranteed within the scope set out in the quotation.
