Walk around a La Nucía urbanisation and you will see the same story repeated: villas built in the same era, with frames that have been through decades of sun, wind and neglect. Salt is less of a worry this far inland, but age is. Thin aluminium sections rattle, seals perish and glass mists, so replacement is usually about comfort and security as much as appearance.
Why hillside villas are different
A villa on a slope rarely has identical openings. A lower floor may open onto a terrace while the main floor looks out over the valley, and each opening faces the weather differently. One side of the house can take the full force of wind and rain. For that reason we look at every opening rather than quoting one product for the whole house.
What to check on your existing frames
- Frames that have warped or no longer close squarely.
- Single glazing, or double glazing where the glass has misted between the panes.
- Sliding doors that drag because rollers, tracks or seals have worn.
- Roller shutter housings that jam, leak air or have been painted over.
- Gaps around the frame where sealant has cracked.
Some of these are repairs, not replacements. Worn rollers and seals can often be renewed, and if a frame is beyond saving we say so plainly.
Glass, shutters and the sun
South-facing glass is the main reason owners here ask about glazing. Double glazing helps, but it works best alongside blinds and shutters, so we suggest a combination room by room rather than promising an exact result. Roller shutters can be fitted or repaired at the same time as the windows, so the housings and finishes line up and the reveals are made good once.
It also helps to think about the whole house at once, even if you replace in stages. Choosing one frame colour and style throughout means later phases will match the first, and the reveals, shutters and finishes will line up. We note the measurements and specification for each opening, so a second phase months later does not start from scratch.
Doors to the terrace and pool
Most urbanisation homes have a pool, terrace or garden, so the patio doors are used constantly. A threshold detail that keeps water and dust out matters when the rain does arrive. If you want a wider opening, such as a large sliding or bi-fold door, the wall may need altering. We explain what that involves before you decide, and whether the town hall needs to be asked is something we raise at survey.
Empty houses and security
Many villas stand empty for part of the year, and hillside roads can be very quiet out of season. A solid entrance door, multi-point locking and shutters on vulnerable openings are the usual starting points. If you are abroad, we can hold keys, work opening by opening so the house is secured each night, and send photographs as the job moves along.
How the job runs
- We survey the openings and note which are worth repairing and which need replacing.
- You receive a free written quotation, split by room so you can choose what to do now and what to leave.
- Our own team fits the frames square and sealed, then makes good the reveals ready for decoration.
- The work is guaranteed within the scope set out in the quotation.
