Two bathrooms of the same size can be priced very differently, and in Finestrat the reasons often start outside the room itself. On a hillside, a bathroom can sit anywhere from the ground floor to the top storey, and what happens behind the walls matters as much as what you see.

  1. Where the waste falls. Many villas below Puig Campana are built on levels, and the existing drainage may or may not suit a new layout. Keeping the layout is cheaper than rethinking it, so we trace the pipework before drawing anything.
  2. What the walls are hiding. Rooms set against the slope can be damp. That needs sorting first, and it appears as its own item.
  3. The shower. A frameless walk-in with concealed drainage and a level floor costs more to build than a simple tray, because the base and falls need care.
  4. The surfaces. Large-format porcelain shaped into a counter with an integrated basin is a different price from a standard unit and washbasin.
  5. The lighting. Soft lighting along a mirror or inside a niche needs the electrics planned before the walls are closed.

Access is a line in the price too

Steep drives matter. Large glass panels and porcelain sheets must be carried into the house safely, and sometimes ordered in sizes that can be handled rather than the biggest available. We check the approach at the survey so that it does not become a surprise on delivery day.

Paying for the view

Where a window faces the sea or the hills, owners often want a bath or shower repositioned to look out. That is a design choice with a cost, because moving fittings means moving pipes. Privacy solutions such as frosted glass or deeper window reveals cost little compared with the plumbing change, so it is worth deciding on them together.

Second homes and sensible limits

Not every Finestrat owner wants a full redesign. For a holiday property a sensible refit with durable finishes, reliable fittings and easy cleaning keeps the budget in check and copes well with a house that is empty for stretches. Taps, valves and waste traps chosen for low maintenance are worth the small extra outlay.

Choices that look small but add up

Recessed niches in place of shelves, a floating vanity, a mirror with its own lighting and a wall-hung toilet each need decisions about plumbing and electrics before the walls are closed. None is dramatic on its own, but together they decide whether a bathroom is priced as a refit or as a redesign. Warm limestone and travertine tones suit the light on this coast, and we usually show samples in the room itself before an order is placed.

It is also worth asking about waterproofing and the seal behind the tiles. It is the least glamorous part of the price and the one you least want to economise on, because a leak puts the work above and below at risk.

How the quotation is built

We visit, measure and note the views, the levels and the existing pipework. The written quotation is free, and it follows the order of work: strip-out, first-fix plumbing and electrics, waterproofing, tiling, fitting and decoration. That makes it easy to see which items are essential and which are choices. The work is guaranteed within the scope set out in the quotation.
