A bathroom in a Benidorm apartment block is a different job from one in a villa, and that is the first thing to understand about the cost. The room itself may be small, but the surrounding building adds conditions that a price needs to reflect.

Six things that move the price

  1. Layout changes. Keeping fittings where they are is the simplest route. Moving a toilet, shower or basin means altering pipe runs and drains, and in a block those are shared with neighbours above and below.
  2. Bath or shower. Replacing a bath with a walk-in shower and one fixed glass panel is one of the most popular changes in compact rooms. It involves new waterproofing, floor falls to the drain and tiling.
  3. Tiling. Large-format porcelain on the walls gives fewer joints and a calmer look. Format, quantity and the pattern you choose all affect the work involved.
  4. Fittings. Floating vanity units, wall-hung basins and mirrors with lighting vary enormously in cost, so what you choose is a major factor.
  5. Hidden problems. When a room is stripped back it is common to find tired supply pipes, slow waste runs or old wiring. Renewing these with the walls open is far easier than after new tiles are on.
  6. Access. Everything travels through a lift or stairwell, and the building has expectations about working hours and noise.

What the old room tells us

Bathrooms that have not been touched for years often have a shower tray that has been patched more than once. Where there are signs of moisture, we look for the cause rather than painting over it. Damp proofing is something we carry out, so a stained wall can be investigated and treated within the same job. That is better value than treating it later, but it is a cost you should expect to see in some quotations.

Whichever way the room is laid out, the old town has its own older flats and small houses, where walls and floors are rarely square. Fitting new units to an uneven room takes more care than fitting them to a square one, and the quotation should allow for it.

The same applies to the floor. The slip-resistant surface where the shower meets it, and the falls to the drain, need to be right from the start, so we would rather spend time on the base than cover a problem with a new finish.

Rental and holiday flats

For a flat let to guests, we suggest durable, easy-clean finishes and straightforward fittings that are simple to maintain between bookings. These choices usually keep the cost of the job and of upkeep under control.

If a flat is only used in the summer, a compact room with fewer joints and a floating vanity unit is also easier to clean after a long absence.

Making it easier to use

If the bathroom needs to suit an older relative or a guest with limited mobility, level-access showers, grab rails and well-placed lighting can be built into the design. See our walk-in showers and wet rooms page for what is involved.

Asking for a quotation that compares properly

We visit to measure the room and discuss how the building handles deliveries and working hours. The written quotation is free and sets out the work to be done: strip-out, plumbing and electrics, waterproofing, tiling, plastering, installation and painting. When you compare quotations from different firms, check that each of those items is included, because a cheaper figure may simply leave something out. Our work is guaranteed within the scope set out in the quotation.
