Building a new villa in Benidorm is rarer than building elsewhere on the coast, because the town is dominated by high-rise blocks and a compact old town. New houses belong on the outer plots, the older streets outside the high-rise core and the slopes and urbanisations around the town. So the first thing that decides the cost is whether your plot suits a house at all.

The plot comes first

Land on the fringes of Benidorm often slopes, sometimes with views over the bay or towards the hills. How a plot slopes, where the boundaries are and how it is reached all affect the groundworks. Steep ground can mean retaining walls, terracing and a garage cut into the slope, each adding to the foundations and structure. A flat, easily reached plot is a simpler start than a hillside one.

The existing surroundings matter as well. If the plot already holds an older house, what that building is made of, and whether it is kept or replaced, will shape both the design and the cost of the build.

Design and paperwork before the first brick

For a new house we work with a technical architect from the start, so that drawings, licence and construction follow one plan. That also means the budget conversation reflects the real scope, not an optimistic sketch. The town hall decides what it will accept for the size and appearance of a house, and we tell you at survey whether a licence is likely to be needed and what to expect. We do not state rules, because only the town hall can.

What you specify is what you pay for

A holiday home is not a family home

Many villas here are bought as holiday or retirement homes and need to cope with being shut for weeks. Owners often ask for easier upkeep, better cooling and a kitchen that works for visiting family. Sturdier finishes and fewer fittings can reduce both build cost and maintenance. We will talk through what to leave simple.

Where an annexe on an outer plot would meet your needs, it may be a more modest alternative to a full house, and we are glad to compare the two at the first visit.

Getting a figure you can trust

Early estimates for new houses are usually wrong in one direction, because they leave things out. Ask for a quotation that spells out the scope, the items that depend on approvals and who is responsible for each step. Ours is written and free after a site visit, where we walk the land and measure anything already standing. Our extensions and new builds page explains how we assess plots, and the work is guaranteed within the scope set out in the quotation.

It is reasonable to ask what happens if something changes. We agree in writing how a change to the specification is handled, so that you see its effect on the work before it is carried out.
