In Benidorm the kitchen is usually a small, often galley-shaped room high up in a busy block. That is good news for budgets in one way, since there is little floor to fill, and a complication in another, since every unit and appliance has to be got upstairs.
The stack comes first
A tower block kitchen is built around its service stacks. Waste and water risers sit in fixed places, which limits how far a sink can move without opening floors or ceilings. A layout that keeps the sink near the stack is simpler than one that does not. We look at the stack first and design outwards from it, so the layout you are shown is one that can actually be built.
Neighbours are part of the plan too. We keep working hours considerate, protect shared areas and tell the community administrator what is happening where the block expects it, and that care has a small but real effect on how smoothly the job runs.
Joining the kitchen to the living room
Replacing the wall between a closed kitchen and the living room with a breakfast bar or a wide opening changes the whole flat, but it adds work. We establish what the wall is made of and whether it carries anything, and the community's rules need checking. After that come new lighting, a revised floor, plaster and paint. Because these things follow from the opening, we price kitchen, living area and decoration as one piece of work, which gives a truer picture than a kitchen price with surprises added later.
Because the kitchen is a small room, small decisions have a visible effect. A window onto a light well or a balcony door alongside it may limit where tall units can go, so the design stage is mostly about what to keep, what to shrink and what to remove altogether.
Where the money goes
- Units and worktops. Gloss and handleless fronts suit these rooms because they bounce light around. Tall units along one wall leave the opposite wall free for an unbroken worktop.
- Appliances. We can supply and fit them, so what you choose is a big part of the total.
- Services. New wiring and sockets for appliances, new plumbing, and extraction where needed.
- Tiling. Splashbacks and floors, with the size of tile affecting the work.
- Strip-out and removal. The old kitchen leaves by the same route the new one arrives.
Older houses are different
In the old town, smaller houses have thick walls, low ceilings and floors that are not quite level. Bespoke units earn their place there, cut to the room instead of padded out with filler panels, though they are a different cost from standard ranges. Pipework and wiring there have often been added to over decades, so we expose them, tell you what we find and renew what needs renewing while the walls are open. Narrow streets can limit vehicle access, so carrying routes are worked out at the survey.
Seeing before you decide
We visit, measure and look at the building as well as the room. From that we draw a layout, agree finishes and give you a written quotation, which costs nothing. Supplier visits let you handle units, worktops and tiles before you decide, which is the best way to avoid expensive second thoughts. The work is guaranteed within the scope set out in the quotation.
