Benidorm is built upwards. Most of the properties we are asked to renovate here are apartments in high-rise blocks, with a smaller number of older homes in the streets of the old town. That tells you almost everything about how a job in Benidorm is run: the property is a single floor or a part of one, the building is shared with dozens of other households, and the way you get materials in and rubble out matters as much as the work itself.

Many of these flats are holiday homes or long-term rentals that have been lightly furnished and rarely updated. Owners come to us when the kitchen has given up, when the bathroom is dated or leaking, when the wiring is clearly from another era, or when they want a flat that suits how they actually use it. A full reform often turns out to be a better answer than a string of small repairs.

We deal with all of the trades: design, building work, plumbing, electrics, plastering, painting, tiling, windows and doors and air conditioning, with the work coordinated as one project.

Getting a Renovation Done in a High-Rise Block

The first practical question in a Benidorm flat is access. How big is the lift, are there restrictions on when it can be used for materials, and where can a skip or a delivery van stand? We ask these questions at the start rather than discovering the answers on the first morning. Communities differ, and many have their own rules about working hours and about protecting common areas.

Noise and vibration are the other consideration. Floors and ceilings are shared with the neighbours, so we plan the loudest tasks, such as demolition and removing old tiling, for the early part of the programme and keep them contained. Good planning here keeps the relationship with the rest of the block intact, which matters if you are going to own the flat for years.

Because everything has to travel through the building, we also try to reduce the number of trips. Materials are scheduled to arrive when they are needed, not all at once, and waste is cleared regularly so common areas are left as we found them.

Making the space work

Kitchens, Bathrooms and the Layout of a Compact Flat

Benidorm apartments tend to be compact, which makes layout the most valuable part of a reform. Opening a closed kitchen into the living room, replacing a bath with a proper shower, or turning a dark corridor into storage can change how a small flat feels without adding a square metre.

Kitchens and bathrooms carry the heaviest work in an apartment, since they hold the pipework, the extraction and most of the electrics. Because we handle the plumbing and electrics ourselves, the sequence is simple: services are put in, walls are closed and plastered, and only then do tiles and fittings go on.

We often find that older flats have pipes running through the walls in ways nobody recorded. Opening the walls for a reform is the moment to renew them, so the new kitchen is not sitting on forty-year-old plumbing.

The old town

Older Homes Away From the Towers

Away from the high-rise blocks, the old town has older, lower buildings with thicker walls and narrower streets. A reform there looks more like a town house renovation than an apartment one, with a different set of questions about structure, damp in older masonry and how the building is reached.

Access in narrow streets is the main logistical issue, and we plan deliveries and waste removal accordingly. Inside, the work is often about modernising services while keeping what is sound, so the home is comfortable without losing its character.

Whether the property is a flat on the fifteenth floor or a house in the old town, we assess it honestly before we put figures on paper.

How it works

How a Renovation in Benidorm Works

We visit the property, or hold a video call if you are abroad, check access and building rules with you, and put the scope and quotation in writing. The quotation is free.

Work then follows the usual order: demolition, first fix of plumbing and electrics, plastering, tiling and fitting, then final painting and a handover. Owners abroad receive photographs and updates by phone throughout, and we speak English and Spanish.
