Dragon Reforms has been renovating homes on the north Costa Blanca since 1999, and electrics are part of almost every job we see. A bathroom refit needs new circuits, a pool needs a safe supply, a kitchen needs more sockets than the house was ever wired for. Having one team handle the electrical side alongside the building work keeps the whole project coordinated.
Many homes here have been extended, converted or added to over the decades, and the wiring often shows it. Older fincas and village houses may still have cabling that predates air conditioning, induction hobs and electric cars. Newer villas can have the opposite problem: plenty of capacity on paper, but poorly planned circuits and outdoor supplies that have not coped with sun, salt and weather.

Why it matters here
Sun, salt and seasonal use put an electrical installation under different pressures than in northern Europe.
Strong sun, coastal air and sudden heavy rain are hard on anything installed outdoors. Cheap external fittings can fade, crack or corrode within a few seasons, and a weatherproof socket that is not properly sealed becomes a problem the first time the weather turns. Choosing suitable materials and fitting them correctly matters more here than it would in a cooler, drier climate.
Demand on the supply is also higher than many owners expect. Air conditioning running through summer, a pool pump, outdoor lighting, a second fridge and perhaps an electric car all draw on the same installation. Houses built when none of this existed can struggle, and trips and warm cables are often the first sign.
Holiday homes add their own concerns. A property that sits empty for weeks needs a sound installation, because nobody is there to notice a problem. The housing stock itself is varied, too: high-rise apartments, hillside villas, old town houses and rural fincas each present different challenges for running cable, placing a board and planning circuits.
Rewiring
Rewiring is the biggest electrical job most owners will face, and the one they most often put off. In older fincas and village houses it is often a sensible step before or during renovation, because it is far easier to run new cable before walls are plastered and floors are laid than after.
A full rewire replaces the cabling, circuits, sockets, switches and board, and is planned around the layout you want, not the one you inherited. Where only part of a house is changing, such as a new kitchen, an extension or a converted outbuilding, a part rewire can bring that area up to standard without disturbing the rest.
Thick stone and masonry walls, tiled floors and hillside construction all affect how cable is routed. We look at the building first, agree where chasing and making good will be needed, and coordinate with other trades so you are not left with channels in a freshly finished wall.
Fuse boards
The board is the heart of the installation, and in many older homes it is the weakest part. Crowded boards, mixed old and new components, circuits that are not labelled and protection that no longer suits the way the house is used are all common findings.
Replacing or upgrading a board can be done without rewiring the whole house, though we will tell you honestly if the cabling behind it is the larger concern. A new board gives you clearly separated circuits, protective devices that cut the supply if there is a fault, and space for the additions you may want later, such as a charger or solar.
We plan the work to keep disruption short and explain beforehand when the power will be off. After the job, every circuit is tested and labelled so that you, a future owner or another tradesperson can understand the installation at a glance.
Lighting and power
Good lighting is about more than the number of fittings. We think about task lighting in kitchens and bathrooms, softer lighting in living areas, and where switches should sit so they are natural to use. Extra sockets are usually the cheapest improvement a house can have, and the one owners most often wish they had asked for.
Outdoor living is a big part of life on the Costa Blanca, so terraces, porches, pergolas and gardens deserve proper electrical planning. That means weatherproof external sockets, lighting on separate circuits, and cable routes protected from sun, damp and accidental damage.
Pools need particular care. Pumps, lighting and any associated equipment should be supplied safely and sensibly protected. We fit what is needed, and where the job is more specialised we will say so, rather than improvise.
Heat and air conditioning
In July and August the electrical load in a Costa Blanca home is very different from the rest of the year. Several air conditioning units, fans, pool equipment and appliances can run together for hours, and an installation that copes in March may not in August.
If you are adding air conditioning, it is worth checking the electrics first. A unit needs a suitable circuit and protection, and a board already near its limit may need attention before another large load is added. We can look at both together so the supply and the equipment are properly matched.
The same thinking applies to induction hobs, electric water heating and any other heavy appliances. We would rather advise on capacity at the start than have you discover its limits on the hottest weekend of the year.
EV chargers
A dedicated home charger is far more practical than relying on a standard socket. It gives you a purpose-made charging point, a circuit designed for sustained use and, in most cases, a more convenient way to keep a car topped up overnight.
The position matters. We look at where the car will actually be parked, how far the cable run is from the board, whether the existing supply can take the extra load, and whether the charger will sit somewhere sheltered from sun and rain. Garages, driveways and private parking spaces each need a slightly different approach.
For apartments with shared parking, communal arrangements and permissions usually come first. We can advise on what to raise with your community and what the electrical side would involve, so you can have a clear conversation before committing.
Solar and backup
With so many sunny days, solar is a natural question for anyone with a roof or terrace to spare. Whether it makes sense depends on how much electricity you use, when you use it, how your roof faces and how much of the year the house is occupied.
A full-time resident running air conditioning and a pool pump is in a very different position from the owner of a holiday apartment used a few weeks a year. We talk through your actual pattern of use before suggesting anything, and we will tell you if a smaller system, or none at all, is the sensible answer.
Backup solutions can also be worth considering where a supply is unreliable, or where you want certain circuits, such as lighting, security or a fridge, kept running during an outage. The right design depends on the property, and we set it out clearly in the quotation.
Security and smart home
Security matters to anyone who leaves a home empty for part of the year. Outdoor lighting on sensible circuits, well-sited fittings and reliable power for cameras form the electrical backbone of a security setup. We handle the supply and cabling so the equipment works consistently.
Smart home installations range from simple lighting control to heating, blinds, air conditioning and monitoring from your phone. The wiring behind them is what makes them dependable, so we plan it at the start and keep the system as straightforward as the job allows.
For holiday-home owners, being able to check on a property, control lighting or switch on cooling before arrival is genuinely useful. We keep the design practical and explain how everything works before we hand it over.
Warning signs
None of these means disaster, but each is a reason to have the installation looked at by a competent electrician.
