Villajoyosa is a real Spanish town that lives all year, not just a summer stop. That shows in its houses. Tall, colourful homes line the seafront, the old town is a tangle of narrow streets, and the wiring behind those painted walls has often been altered many times.
Electrical problems here tend to come from age and accumulation. A townhouse may have been divided into floors, extended at the back and given an air conditioner or two, all on cabling laid for a much lighter household. Apartments near the sea face a different issue: damp, salty air at balconies and outdoor lights.
Dragon Reforms has renovated homes along this coast since 1999, and one team can handle the electrics alongside plastering, plumbing or joinery. We look at what is actually in the walls, explain what is urgent and what can wait, and put it in writing.
Old town
Older townhouses are rarely simple to rewire. Walls may be thick masonry, ceilings may carry original beams, and previous owners have often added cables wherever was easiest. We start by tracing what exists, because surprises hidden in a wall cost far more once plaster is open.
Where a full rewire is justified, we plan routes that keep chasing to a minimum and agree socket and switch positions with you room by room. If the house is being renovated anyway, the electrics are best done before plastering, so the finishes are only made good once.
A part rewire is sometimes the sensible answer, for example one floor or a kitchen. We say honestly when a limited job is enough and when leaving old circuits in place would undermine the new work. Whichever route we recommend, the reasoning is explained before you commit, so the decision stays yours.
Seafront
Homes along the front enjoy the view, but sea spray reaches balconies, shutters and external walls. Ordinary outdoor fittings can corrode, lose their seals and let moisture reach live parts. We choose weatherproof fittings and mount them so rain runs off rather than into them.
Many seafront flats are second homes, switched off for weeks at a time. Boards in those properties benefit from clear labelling and protection that suits an empty house, and a smoke or leak scare is far easier to resolve when each circuit is identified.
Apartment buildings also have shared supplies and community rules. Before touching anything that connects to common areas, we check what is yours to alter and tell you if the building administrator needs to be involved. Rules differ from building to building, and it is cheaper to ask first than to undo work later.
Inland villas
Further back from the sea, detached villas bring a different list: gate motors, garden lighting, pumps for irrigation and sometimes a separate annexe. Long cable runs outdoors need proper protection and sensible routing around terraces and retaining walls. Whatever the list, the board at the centre has to cope with all of it at once.
Owners often ask about charging an electric car or adding solar. Both depend on how much capacity the existing supply and board can safely deliver, so we assess the installation first and give a straight view on whether it suits your usage.
We do not install swimming pools, but we do provide safe power for pool equipment and surrounding terraces, installed to suit whoever builds or maintains the pool. That keeps the pool contractor's equipment and your house wiring from interfering with one another, and leaves a tidy, clearly labelled supply.
How it works
Most jobs begin with a visit to the house, or with photographs and a video call if you live abroad. We open the board, look at the circuits, and ask what you want to change. At the survey we also flag any part that could need the town hall's sign-off.
A written quotation follows, free of charge, listing what will be done and what is not included. After you approve it we agree dates, work through the circuits in a logical order, test everything and label the board. You receive photos and updates as it progresses.
Questions
Often the damage can be limited. We trace existing routes, choose paths that avoid decorated surfaces where possible, and make good afterwards. In very old masonry some chasing is unavoidable, and we explain that before starting.
Yes. We keep to the building's working hours, protect common areas, and tell you in advance if a task touches shared supplies and needs the administrator's agreement. Pulling cable through a shared building takes patience, so we give neighbours notice and clear up each evening.
Not always. A kitchen or one floor can be redone on its own if the rest is sound. We test what remains and tell you plainly if it should be replaced too. We can only judge that after testing the existing circuits, which is part of our first visit.
Usually, provided the supply and board have the spare capacity. We check that first, plan the cable route to the garage or drive, and explain what, if anything, must be upgraded. We also tell you what size of charger suits your driving, and whether anything else on the board would be affected.
