Builders Villajoyosa

Villajoyosa is a working Spanish town as much as a seaside one, and its homes range from narrow old-town houses to flats facing the water. Dragon Reforms carries out the building work and manages every trade on it.

Along the Villajoyosa seafront the houses are painted in strong colours and packed tightly together, and behind them the old streets climb away from the water. Building work here is often about fitting something sensible into a narrow footprint without disturbing the neighbours on either side.

Because people live here all year, many jobs are for owners who want a home that works better rather than a holiday flat that looks fresher. Typical requests include opening up a cramped ground floor, repairing a roof that has aged, or adding a room where the layout allows it.

Dragon Reforms has been working this coastline since 1999. Structure and masonry are our own work, while plumbing, wiring, joinery, plaster and tile crews answer to the same site manager, so you speak to one team. There is no charge for the visit or for the written free quotation that follows. Questions are welcome at every stage, not only at the start.

Old town

Building Inside the Old Streets of Villajoyosa

Older townhouses in the old quarter often have thick walls, small rooms and steep internal stairs. Taking out a wall can transform them, but first we have to find out what that wall is carrying and whether the floor above relies on it. We open up carefully and tell you what we find before committing to a method.

Access matters as much as design in streets this tight. Materials may have to be carried in by hand, skips may not fit, and working hours need to respect people living next door. We plan deliveries and waste removal at the start, so the job does not stall halfway through.

Where a house is old, we prefer to repair sound masonry rather than replace it. Lime-friendly repairs and matching renders keep the character of the street, and we say honestly when a wall is beyond saving. Doors and openings are reset to suit the new proportions.

Seafront

Flats and Balconies Facing the Water

Apartments close to the sea share structure, facades and often roofs with other owners. Before changing anything visible from the street, you will usually need the community on side, and we help you work out what to ask and when. Internal alterations are simpler, but we still check the walls first.

Sea air is hard on rendering, railings and balcony slabs. We look for rusting steel inside concrete, hollow-sounding render and joints that have opened, and we propose repairs that suit the exposure instead of covering problems with paint. We photograph whatever we open up, so you see what we see.

If you only use the flat for part of the year, we can carry out repairs while you are away, sending photographs as each stage is finished. Photographs of each finished stage arrive the same day, so you can approve progress from wherever you happen to be.

Inland

Villas on the Urbanisations Above the Town

Inland from the coast, villas sit on sloping plots with garden walls, steps and roof terraces. Extensions here are usually an extra bedroom, a covered outdoor room or an enlarged kitchen, and the plot itself decides what is practical. We check levels, drainage and how the new work will join the old.

Boundary and retaining walls deserve attention too. A wall holding back a bank has to be built for the load behind it, and we will say plainly if a design needs an architect or technician before it goes ahead. Plans are kept so that later owners know what was built.

Our survey includes a view on whether a licence from the town hall looks likely, so the programme is realistic from day one. Roof water and gutters belong in that conversation as well, since rain has to leave the plot somewhere sensible.

How it works

How a Building Job Job in Villajoyosa Works

A job begins with a visit to Villajoyosa, where we look at the structure, the access and the street or plot, and listen to what you want to change. Afterwards you receive a written free quotation describing the work, the trades involved and the points that need permission.

Work then runs in a sensible order, with each trade arriving when the last has finished. We message you with photographs, hold video calls if you are abroad, and finish with a walk-round. Guarantee terms are written into your quotation.

Questions

Builders Villajoyosa — Common Questions

Is wall removal possible in a Villajoyosa old-town house?

Often, yes, once we have established whether the wall is load-bearing. We open it up, explain the options, and bring in an architect or technician if documents are needed. Some walls must stay, and we tell you so.

Do I need permission to extend a villa near Villajoyosa?

Usually the town hall has to be asked about extensions. At the survey we give you our view on whether a licence is likely and what plans it would need, then price accordingly. Where plans are needed, we prepare the brief for the technician.

Can the job go ahead while I live abroad?

Yes. Everything is put in writing first, we arrange access, and send photographs and updates by phone or video call. English and Spanish are both spoken, so decisions are easy to make remotely. Video calls work well for approving details such as finishes and openings.

Do you also handle the plumbing and tiling on a building job?

Yes. We manage plumbing, electrics, carpentry, plastering and tiling alongside the building work, so the trades follow each other in order and you have a single point of contact. Nobody else needs briefing about the sequence or the order of delivery.
