Benissa has an old town, country fincas and coastal villas. The range is wide, and a builder here needs to be at home with stone as well as block. Dragon Reforms covers all three.
Benissa's housing is more varied than most. In the old town there are tall, narrow houses. Inland there are fincas, often with thick stone walls and plenty of land. Along the coast there are villas that look much like those elsewhere on the Costa Blanca. Each needs a builder who can adapt, because the techniques that suit a stone finca are not those that suit a block-built villa.
A finca asks for the most care. The walls, roof timbers and floors may be old, and past owners may have added rooms with no plan. The prize is a house with real character, and the builder's job is to make it comfortable without losing that. Land often comes with a finca, so there may also be walls, outbuildings and terraces to consider alongside the house.
We handle the building and manage the plumbing, electrics, carpentry, plastering and tiling so that the work moves as one project. The quotation is free.
Fincas
Many fincas have been added to piecemeal, so the first job is understanding what is there. We look at wall construction, roof structure and how water and damp behave, then propose work that fits. Roof timbers, floors and lintels may need attention before any new openings are formed, and we would rather find that out at survey than halfway through.
Typical requests are opening up small rooms, forming a larger kitchen, adding a terrace and bringing the services up to date. All are possible, but the order matters. Fincas are often used as second homes or are being turned into permanent homes, so comfort, light and a workable kitchen are the common themes.
We aim to keep the stone and character visible where you want it and render where it makes sense. Our carpenters, plasterers and tilers then finish the rooms so the building work and the interiors suit each other.
Old town
Old town houses in Benissa tend to be narrow with several floors. Stairs, ceilings and layouts reflect their age, and so does access. Narrow streets limit what can be delivered and how, so we plan the logistics of materials and rubble early on.
Alterations might include opening floors, forming a roof terrace or modernising the rear. We check structure and explain what is possible. A roof terrace, for example, is a popular addition in a tall house, but it needs careful waterproofing and a sound structure beneath it.
Where the building is in a protected or sensitive setting, the town hall may have particular requirements, and we tell you what we expect at survey.
Coastal side
On the coast, salt and sun are the issue. Terraces, render and roofs show wear sooner. Near the sea the salt air is relentless on unprotected surfaces, and the sun is hard on anything left unsealed.
We rebuild terraces with correct falls, repair render and renew roofs where needed. Where a terrace sits over a room, we check for damp underneath as part of the same visit.
For extensions, we match the existing house and advise on licences.

We visit the property and discuss your plans, then provide a free written quotation setting out the work and our view on licences. For fincas and older houses, the survey is more detailed, and we may suggest a staged approach so the most urgent work comes first.
The trades are run in order, you receive updates by phone and photos, and the work is guaranteed, with the scope set out in the quotation.
