Benissa covers more variety than most towns of its size. There is an old town of historic houses, a countryside of fincas among the fields and groves, and a coast with villas close to the sea. Almost any property type we renovate can be found within a short drive.
That variety is why we do not treat renovation as one formula. A town house needs to be approached through narrow streets. A finca has land, outbuildings and often its own services. A coastal villa faces salt and sun. The same trades are involved in each, but the order, the access and the priorities change.
Below is how we think about each of the three.
In the countryside
A finca often has more to it than the house. There may be outbuildings, terraces, a pool, a well, or a separate store that an owner wants to convert. Services can be unusual, with private water, a septic arrangement or long cable runs, and we need to understand them before we plan the interior.
The house itself is usually solid, with thick walls and a good deal of character, but it may have damp, old roofing and wiring that has been patched. These are the points on which an honest survey earns its value.

In the old town
Town houses in the old centre are built shoulder to shoulder, which shapes the job. Party walls are shared, access may be on foot only, and neighbours are close. Planning matters more than speed.
Inside, they tend to be tall and narrow, with stairs taking up a lot of space. Layout changes are about making each floor useful, and about bringing in light where the house gets little of it.
Roofs and upper floors deserve particular attention, because water entering at the top affects everything below.
On the coast
Villas by the sea take more weathering than those inland. We choose finishes with that in mind and pay close attention to terraces, which are used constantly and are exposed on every side.
A coastal villa renovation usually combines inside and outside: new kitchens and bathrooms, repaired and waterproofed terraces and renewed window and door sets.
When the owner is abroad, we keep them informed with photographs and calls, in English or Spanish.

We visit, assess the property and give a written quotation, which is free. For a finca, we look at the land and services as well as the house.
Work then runs in order, with updates, and ends with a walk-through. The scope of our guarantee is set out in the quotation.
