Benissa has stone fincas with barns and cellars as well as coastal villas with ordinary garages. Dragon Reforms knows both kinds of building, and chooses the method that suits the walls in front of us.
A conversion in Benissa may mean something quite unlike a villa garage. On a finca, the lower level might be a barn, a former store or a vaulted room with walls half a metre thick. These have been standing far longer than most modern houses on the coast and deserve careful treatment.
Along the coast, the picture is more familiar. Villas of block and render have garages and underbuilds like those anywhere else, and the conversion follows standard lines of damp control, openings, services and finishes.
In the old town, tall narrow houses sometimes have a lower floor used for storage. We handle these with the same attention to old masonry and tight access as in other historic centres, and we check the practical and legal position before we plan.
Fincas
A finca outbuilding can be an excellent room: thick stone, a high or vaulted ceiling, natural coolness. But its floor may be beaten earth or old slab, its roof timbers may be tired and its openings small or irregular.
Our first task is a survey of the fabric. We look for cracks, damp, insect damage in timber and signs of earlier alterations that were never properly finished. Then we say what can stay, what needs repair and what we would replace.
The aim is usually to keep what gives the space its character, such as arches, stone and beams, while adding a dry floor, wiring, plumbing and ventilation behind or within it.
Stone
Old stone and lime-mortar walls do best with materials that let moisture move. Cement-rich repair can crack beside the older material and pass water into the stone. We use compatible mortars and repair joints sympathetically.
Damp in these buildings often relates to the ground outside, to gutters that discharge against walls or to missing drainage. Fixing these causes comes before any treatment inside.
Where a modern floor is added, we separate it from the walls and ventilate the void if needed. It is more work than pouring a slab, but it protects the building.
Coast and Town
Coastal villas near Benissa follow the usual pattern: a garage on the entrance level, perhaps an underbuild on a slope. These convert readily, with a new floor, insulation, a window in place of the door and good ventilation.
Old town houses bring narrow access and neighbours very close by. A lower floor may have been a stable or store, and a street opening may be sensitive to the town hall.
In every case, registration comes first. Garage, outbuilding and agricultural store are different categories, and what you may do with each is a question for the town hall and an architect.
