Drive through the urbanisations of La Nucía and you see the same pattern repeated: a villa on a terraced plot, with a garage and a shell of unfinished space tucked beneath. These houses were often built as holiday homes, and the lower level was left bare, since nobody needed it then.
That has changed. More owners now live here all year, children and grandchildren visit, and people work from home. An extra bedroom, a proper office or a room for the family to spread out has become more valuable than a place to store garden furniture.
Because neighbouring houses were often built together, they tend to share the same weaknesses, and we have a good idea where to look. Our job is to read your underbuild specifically, then plan the conversion step by step with every trade managed in one programme.
Family Homes
A house that suited two weeks of summer a year does not always suit daily life. The bedrooms are small, the kitchen has to serve everyone, and there is nowhere quiet. The underbuild is the obvious place to add what is missing.
A common brief is a bedroom and shower room for older children or visiting relatives, plus a second living area that keeps noise away from the main floor. Another is a self-contained space for a relative who needs to be close but independent.
We talk through who will use the space, at what times and for what, because that shapes the choices on layout, sound insulation and how the new level links with the floors above.
Connections
Many underbuilds are reached only from outside, via a garage door or a side path. Turning them into part of the home usually means an internal staircase, which has to pass through the floor slab above. That is a structural cut and needs proper support.
The stair position affects the rooms on both levels. We look for a place where the opening disturbs the fewest walls and where the headroom works, and we sketch options with you before choosing.
If an internal link is not practical, a clean external entrance with a covered path is a perfectly good alternative. We tell you which route is simpler for your particular house.
Comfort
Concrete beneath a villa stays cooler than the floors above, which is a bonus in summer, but it also stays damp if the walls and floor are not sealed. We deal with moisture first, then insulate walls and ceiling so the room does not feel like a cellar.
Ventilation and light follow. Some La Nucía plots have a good garden-level wall that can take a large window or a patio door, while others are buried on three sides. We check what each wall allows and suggest the best way to bring in daylight.
Finally comes the air-conditioning and electrics. A well-insulated lower room often needs a smaller unit than the floors above, which keeps the running costs down.
How it works
On a La Nucía job we first walk the plot together, viewing the underbuild from inside and out, checking ground levels and counting openings. You tell us what each room should do and how many people will use it.
A written quotation follows, with a clear scope and a note on points to raise with the council. We keep the programme tidy and send news to owners who live elsewhere.
Questions
Many are, given enough headroom, a way to bring in light and air, and control of damp. Whether it can be a bedroom officially depends on your deeds. We assess the practical side and tell you what to put to the council.
Usually yes, by cutting through the floor above with proper structural support. We choose the position carefully to protect both levels. Where it is impractical, a good external entrance is an alternative.
Not if the moisture is dealt with at the start. We check the walls against the ground and the floor slab, then apply drainage, waterproofing or barriers as needed before any finishes. Ventilation keeps it fresh afterwards.
Yes. Some owners start with waterproofing, floors and electrics and finish the rooms later. We plan the stages so that nothing done first has to be undone later, and the quotation can reflect each phase.
