Damp Proofing La Nucía

Damp proofing for La Nucía villas, underbuilds, retaining walls and fincas — the lateral damp jobs this hillside produces.

La Nucía is villa country: spread-out urbanisations on high ground inland of the coast, most of them on plots that slope.

That produces a very particular damp profile. Nearly every property has a lower level, a garage or a retaining wall in contact with the ground, and lateral damp through those buried faces is the problem we are called to most often here.

There are older fincas scattered around the edges of the municipality too, which are a different job again.

Water Coming Through Sideways

On a sloping plot, the ground is not only under the house — it is against the side of it. Rain soaking into a terrace above a retaining wall has to go somewhere, and if the buried face of that wall is not protected, a good deal of it comes through into the space behind.

The tell is a wall that is wet along its length rather than only at the bottom, damp that varies with the weather, and sometimes water standing at the foot of the wall after a heavy spell.

Because it looks like rising damp to most people, it often gets treated as rising damp, and the treatment achieves very little. Establishing the direction the water is coming from is most of the diagnosis.

Tanking

Waterproofing Lower Levels and Garages

Where the buried face cannot be exposed — which on a finished urbanisation plot is most of the time — the work happens inside. Tanking a lower level means preparing the wall properly, applying a waterproofing system and then finishing it so the room is usable.

It is worth doing properly. A tanking system applied over an unsound surface, or one that stops short of the floor junction, will fail at exactly the point it was put there to protect.

Drainage

Dealing With Water Before It Reaches the Wall

Not every answer is a coating. On a sloping plot a great deal can be achieved by changing where the water goes: clearing or reinstating drainage behind a retaining wall, correcting falls on a terrace that is shedding rainwater against the house, and dealing with downpipes discharging next to a buried wall.

We look at that as part of the survey, because reducing the amount of water reaching a wall is usually cheaper and more durable than trying to hold it back once it gets there.

How a Damp Survey in La Nucía Works

On a La Nucía plot we spend as much of the survey outside as in. Where the ground sits against the building, where the terraces shed their water and where the downpipes actually discharge usually explain more than the inside face of the wall does.

From there we say what we think is causing it and recommend something proportionate — occasionally a smaller job than expected. Diagnosis → Treatment → Repair → Finishing, with the replastering and decorating afterwards part of the same job. The survey and the quotation cost you nothing, and the work is guaranteed.

On a sloping plot that is most often lateral damp - water in the ground behind the wall pushing through, rather than rising up from below. The survey establishes the direction before any treatment is chosen.

Can the damp be treated from outside rather than inside?

Where the buried face of the wall can be exposed, yes, and it is generally the stronger solution. On a finished plot that is often not practical, in which case tanking the inside face is the route.

Do you cover the older fincas around La Nucia?

Yes. Older stone and masonry properties are assessed on their own construction, which behaves quite differently from a modern villa and needs more care about what gets applied to the walls.
