La Nucía is mostly villas and urbanisations on hillsides inland from the coast. Terraces here are big, often built on sloping plots, and the main concerns are drainage, heat and paving that has moved.
Most homes in La Nucía are houses, and many have generous outdoor space. The terrace, pool area and garden steps often make up as much living space as the rooms inside, and they take the weather directly.
Because the plots slope, terraces are usually built up with retaining walls and fill. Over the years the ground settles, joints open and water finds its way into places it should not.
This page looks at the problems we see most on inland hillside villas and how we approach them.
Sloping plots
A terrace built on made-up ground can move, and when it does it cracks tiles and breaks the waterproofing. Before we replace a floor we check for movement and decide whether the base needs repair or rebuilding.
On a slope, water running down from above can reach the terrace and house. Proper falls, channel drains and outlets send it away from the building.
Walls that hold up terraces also need attention. Open joints can be repointed, and loose stonework refixed before the terrace above is relaid.
Pools and heat
We renovate paving around existing pools. We do not build pools. Cracked, loose or worn surrounds can be lifted and relaid with a non-slip finish and good drainage away from the edge.
Inland sites can feel hot in summer, and a dark floor in full sun is uncomfortable. Lighter porcelain or stone helps, as does shade.
Natural stone, sandstone and travertine suit villas well, but we explain what extra care each needs so the choice is made knowing the upkeep.
Outdoor living
A pergola changes how a terrace is used. Our carpentry team builds timber structures that suit the house, with fixings into a sound base.
Outdoor lighting, sockets and cable runs are easier before the paving is laid. Our electricians handle that part of the work.
Many owners are abroad for months at a time, so we agree the plan clearly and send photos as the job progresses.
How it works
A visit lets us see the slopes, the walls and the drainage. The quotation is free, with the work, materials and guarantee scope set out clearly.
Work goes in order: strip, repair the base and walls, correct falls, waterproof, tile and finish. Waterproofing needs curing time, and we explain it up front so the schedule is realistic.

Common causes are movement in the base, lack of movement joints, or water getting under the tiles. We check the cause before laying anything new so the problem does not return.
