Alfaz del Pi and Albir mix villas, apartments and older rural houses in one area, so terrace work here ranges from a small balcony to a large garden terrace with a pool.
Near the Albir seafront there are apartment buildings, and the hills behind have villas in a mix of ages. Further into Alfaz del Pi, older houses and fincas sit among the newer developments.
That variety means there is no single answer for terraces. A flat in a shared building needs sound waterproofing and careful work around neighbours. A finca terrace may call for stone and repointing. A villa may need all of that and a pool surround as well.
We have worked in the area for many years, and the notes below set out how we go about each type.
Apartments
Apartment balconies and terraces in Albir face the weather and sit above other homes. We put effort into the waterproofing and drainage, because that is what protects the ceilings below.
Apartment blocks often have communal pool areas. Any work to the shared paving needs agreement from the community, which is outside our control, but we can describe the scope of work clearly.
For private terraces, outdoor porcelain is practical and easy to keep clean.
Villas
Villa terraces here often join the house to the garden and pool, and the surfaces need to flow between them. We plan levels so that steps are even and water runs away from doors.
Around existing pools we replace worn or slippery paving with a suitable non-slip finish. We do not build pools.
Shade structures, lighting and sockets can be planned at the same time, with carpentry and electrical work done by our own teams.
Fincas and older houses
An older house or finca often has stone terraces, walls and steps. Over time the joints open, stones loosen and moss takes hold on shaded surfaces.
Repointing in a mortar that matches the original keeps water out and preserves the look. Where paving needs replacing, sandstone or travertine suits these houses well.
If you are also considering a larger project, our finca renovations work can include the terraces as part of the whole plan.

A visit lets us identify the type of structure and the cause of any problem. We then provide a free quotation setting out stages, materials and the scope of the guarantee.
Work follows a clear order, and we keep owners who are abroad informed with photos and phone updates. Waterproofing is allowed to cure fully before tiling.
