Albir sits on the flat coastal strip below the Sierra Helada, a mix of apartments and villas close to sea level. Alfaz del Pi is inland of it, the village itself plus villa urbanisations spreading out around it.

What Happens to a House Left Closed Up

Close a property, shut the shutters, turn everything off and leave it, and the moisture already inside it has nowhere to go. It condenses on the coldest surfaces, and over weeks that produces mould.

Owners returning after a few months find black mould around window reveals, in the corners of ceilings, on the outside-facing corners of rooms and on walls behind wardrobes and sofas — and very reasonably assume the house has a damp problem.

Sometimes it does. Often what it has is a ventilation problem, and the answer is about air movement and the cold surfaces the moisture is forming on rather than about damp proofing at all. There is a simple tell: condensation mould tends to sit high and in corners, while ground moisture leaves a tidemark rising from the floor, with blown plaster and salting along it. Being told which one you have is cheaper than being sold a damp proof course.

Low-Lying Property Near the Front

On the flat ground at Albir, ground-floor properties sit close to the level of everything around them, which is a different situation from a villa on a slope. Floors and the bottom of walls can draw moisture where there is nothing to stop them, and in older property there frequently is not.

Terraces and flat roofs are the other common source here. Both are horizontal surfaces over habitable rooms, and both rely completely on a waterproof layer that does not last forever.

Villas, Underbuilds and Older Houses

Inland, the villa plots bring the usual lower-level work: underbuilds and garages part-buried in the ground, retaining walls, and lateral damp where the buried faces were never protected or the protection has aged out.

The older houses in and around the village are a separate matter again, with the same care needed about what gets applied to old walls as anywhere else on this coast.
