Houses around Alfaz del Pi and the Albir coast were built through the last few decades, and plenty have since changed from holiday homes into year-round residences. The roof that was adequate for a few summer weeks is now asked to protect a household every day.
At this age a roof usually has several issues at once: worn underlay, tiles that have cracked, hip and ridge mortar that has weathered, and gutters that have been patched more than once.
The useful question is rarely whether something is wrong. It is how much to deal with now, and how much can safely wait. Our survey is built to answer exactly that, in terms you can act on without technical knowledge.
Assessing
We look at the pattern of failure, not just single faults. Cracked tiles scattered across the roof point one way, stains concentrated near a chimney or wall point another, and brittle underlay points to a bigger story still.
You see what we see, with photographs from the roof and from the loft or ceiling space, so that the recommendation is based on evidence you can check. Nobody is asked to simply accept a verdict.
Where the roof is basically sound, we say so. A modest repair and a clear plan for the next few years is sometimes the best advice we can give. Having an independent view of the roof's condition also helps if you are thinking of selling or letting.
Staging
Not every owner wants or needs a complete new roof in one go. A staged plan can deal with the worst pitch first, the most exposed ridge next and the remainder later, with each stage making the building watertight in its own right.
We design the stages so that nothing done early has to be undone later. The quotation lists each stage separately, so you can see what the plan covers and decide how far to go.
Staging does have limits. A roof whose structure is failing throughout is cheaper and safer dealt with whole, and we will advise honestly if that is the case. The decision is yours, and the written quotation lets you compare the options side by side.
Two settings
On the Albir seafront, apartments are exposed to salt and wind and sit within communities, so responsibility for the roof may be shared. We repair what belongs to you and report on the rest.
Up the hill, villas have their own roofs and, often, sloping gardens that make access interesting. Slopes affect how drainage is arranged as well as how we reach the work. Steep gardens may need planks, temporary steps or a hoist, and we plan for that before we start.
Whichever you own, the same discipline applies: look properly, explain clearly and quote in writing. Neighbouring work on the same road is no guide to what your roof needs. We study your own roof, its age and its history, and price what we actually find.
How it works
We start with a visit to examine the whole roof, the drainage and the interior ceilings. If a decision between repair and renewal is needed, we set out both with the reasons. We also look at how the roof meets terraces and balconies, because those joins often explain stains indoors.
Throughout the job you can follow progress by photographs sent to your phone. At the end we remove all debris and walk you, or show you by video, through each part that was done.

It depends on how widespread the problems are. After inspection we show you the evidence and explain both options, including a staged plan where that makes sense. The choice is yours, and the written quotation sets out each route clearly.
Often yes. We plan stages so that each leaves the home watertight and nothing has to be redone. The quotation lists each stage on its own line. Each stage is described separately, so you know what is included before agreeing.
Where the roof is shared, the owners' community generally answers for it. We look, photograph and fix whatever is yours. Photographs and a short written note can be passed to your administrator if the roof is shared.
Yes. Gutters, downpipes and fixings are part of our roofing work, and replacing them alongside the roof means the whole system is dealt with together. That avoids returning to the same roof twice for related work, and the quotation shows each item separately.
