In a small inland village, roofs are close together, old and made of materials that need sympathy. We repair Polop roofs and the timbers under them with care for the structure and for the street.
Polop is a village of narrow lanes and tall houses, many with roofs that have been mended, extended and covered over repeatedly. What lies under the tile may be a mix of old beams, canes, boards and later additions.
Inland, the weather can behave differently from the coast. Nights are cooler in winter, and when heavy rain comes it can arrive in volume, so any defect in a roof or gutter gets tested quickly.
Around the village are hillside villas with more ordinary pitched roofs. We work on both kinds, but the thinking for each is quite different. Hillside plots on the slopes tend to be easier to reach, and the repair is usually simpler to plan.
Structure
Under the tiles of an older Polop house you may find large timber beams, smaller joists and a layer of boards or cane. Each has its own failure mode, and water or insects can work on them slowly for years.
Where the beams are within reach, we look for softness, powdering and signs of past treatment. Sound beams are left alone; damaged ones are discussed with you, whether the answer is treatment, a repair at the end or replacement of a section.
Structural timber carries the roof, so decisions about it are made carefully and shown to you with pictures before work goes ahead. We would rather pause and discuss a doubtful beam than push on and hope for the best.
Rain
A leaking roof above an old stone or rendered wall puts water into material that holds it. The result may be a damp stain far from the real entry point, or a smell in a room that has no obvious wet patch.
We repair the roof first, then look at the wall. If the wall remains damp afterwards, our Damp Proofing team can examine it, but treating a wall while the roof still leaks achieves nothing.
Gutters and downpipes on village houses are often old and awkward to reach. We renew them so rainwater drops clear of the wall and away from the foundations. Clearing the lanes of loose debris while we work is part of the routine.
Lanes
Narrow lanes limit what can be delivered and where it can be stored. We plan material deliveries, agree where skips and tiles may stand, and keep neighbours informed so access is not a problem for anyone.
Roofs here sit tight against each other. Care is needed at party walls, shared eaves and the places where one house's gutter drains into another's. If a shared wall or gutter is involved, we describe the junction precisely so that you can speak to the neighbour with facts in hand.
We will tell you if a repair touches a neighbour's property and what needs to be arranged with them before work begins. Often a short conversation over the lane is all it takes, and we are glad to provide a written description to help.
How it works
The first visit examines the roof from the lane and, if possible, from the loft or under the beams. We then explain the findings and put the plan and the materials in a written quotation.
If you live abroad, we use photographs and calls to keep you in the picture. The roof is left clean and watertight each day, and we show you the finished work. Rainwater routes are tested with a hose where practical, so that we know the repair works.
Questions
Yes. We look at the tiles, boards and beams together, reuse sound materials where possible and explain any structural timber problem before work proceeds. We also tell you honestly if a roof is beyond economical repair and a more thorough renewal makes better sense.
Not necessarily. Sound beams stay. If we find softness or damage, we show you and discuss treatment, partial repair or replacement of a section. We photograph every area of concern so that the decision rests on evidence, and the written quotation records what was agreed.
Water can travel from a small roof fault or blocked gutter into the wall. We check the roof and rainwater route first, then advise if the wall needs separate treatment. If the wall stays damp after the roof is sound, our damp specialists can examine it as a separate step.
It can be, so we plan deliveries and storage beforehand and describe the arrangements in the quotation. We keep neighbours informed too. Where a skip or hoist cannot be placed, we use hand-carrying, which affects the time rather than the quality of the work.
