With the sea close and the Peñón de Ifach above, Calpe roofs live in salty, bright, windy conditions. We look for what that does to metalwork, mortar and drainage, and repair it with the environment in mind.
Salt is the quiet enemy of roofs near the sea. It settles on every surface, and it corrodes the steel bars, metal flashings, gutter brackets and fixings that hold a roof system together.
Combine that with the glare of summer and the sudden rain of autumn, and a roof in Calpe gets a rough ride. The first signs are often rust streaks, flaking gutters or tiles that have shifted next to a corroded fixing.
We carry out repairs to tiled roofs, drainage and the edges of rooftop terraces, and we choose materials and fixings with the coast in mind. Every job starts with a close look at the metal as well as the tile.
Metalwork
Plain steel does not last long on a seafront. Gutter brackets rust through, downpipes flake, and flashings that seal a roof against a wall thin out until they leak. The damage often begins out of sight.
We check these parts one by one and replace the ones that have gone, using materials better suited to a salty setting. Fixings matter as much as the gutter itself, because a sound gutter on a rusted bracket will fall.
Where repainting or treatment can still save a component, we say so. We would rather keep what works than replace for the sake of it. A treated bracket that is still sound saves you cost and waste.
Two housing types
Near the sea in Calpe the typical roof is part of a block, with shared areas and a mix of private and communal responsibility. Our role there is to inspect, report and mend the part that is yours.
Higher up, villas have their own pitched roofs and terraces, usually with far more freedom over what is done. The wind funnelled around the rock can be strong on exposed plots, and the ridge is often the first thing to check.
In both cases, we tell you what kind of roof you have, what condition it is in and what a sensible plan looks like, without leaving jargon unexplained. Where responsibility is shared, we put the facts in writing for you.
Terraces
A roof terrace with sea views is a valuable space, and it is also an exposed one. Sun heats the surface, salt gets into every joint, and water that cannot leave quickly finds the weak point.
We repair coping stones, parapet edges, drain outlets and the junction where the terrace meets walls. If water comes through the terrace slab, a waterproofing system may be needed, which our Damp Proofing page covers.
Where the surface is tiled, our Terrace Renovations team can renew it once the roof structure beneath is sound. We keep the sequence right so that the finish is not undone later. Planning cable and drainage routes together also keeps the terrace from being opened twice.
How it works
We visit and look closely at metalwork, mortar and tiles, as well as the ceilings underneath. A written quotation follows, identifying each item to be repaired or replaced. We also note anything near the roof that could affect the repair, such as satellite dishes or awning fixings.
If you are overseas, photographs are sent as the work proceeds and we agree any added items with you first. When we finish, you receive final photographs of the new work. Rain is always checked against the forecast before we open a section of tile.
Questions
Salt in the air attacks plain steel, especially brackets and fixings. Corroded parts come out and go back in materials better suited to coastal conditions and explain which components can still be kept and treated.
We inspect and repair the parts you are responsible for. If the fault is in a communal roof, we document it so the community can act, and can quote for that work if it is arranged.
Yes. We repair parapet edges, coping, drains and wall junctions. If the whole terrace needs a waterproofing system, we describe it and can carry it out as a separate, clearly quoted item.
A look after each winter's heavy rain is sensible, and certainly if you notice rust, stains or loose tiles. We can inspect whenever you ask, and send photographs if you are not in Spain.
