In Calpe, the sea is never far away, and neither is the effect of salt on paint and render. Whether it is an apartment near the beach or a villa on the slopes, the finish has to be chosen with that in mind.
Calpe sits beneath the Peñón de Ifach, with apartments clustered near the sea and villas spreading up the hillsides behind. Both types of home face strong sun, but the seafront side also faces damp, salty air that works at paint, plaster and anything metal.
In that environment, the difference between a quick repaint and a proper one shows within a couple of seasons. Blistering, chalking and stains at the base of walls are common where preparation or product choice was inadequate.
We have worked across the north Costa Blanca since 1999, and Calpe homes are a regular part of that. We approach each job by looking first at what the building is exposed to.
Near the sea
Salt-laden air settles on surfaces and draws moisture to them, which can lift paint from beneath. Good practice is to wash and prepare the surface, treat any rust-staining or loose material, prime with a suitable product and then apply compatible topcoats.
Balconies are the hardest-working areas of an apartment. They are exposed on several sides, collect rain and spray, and often have metal railings fixed into the render. Cracks around those fixings let water in, so we check and repair them before painting.
We keep the maintenance in view as well. A sensible paint system can be refreshed in a straightforward way later, rather than needing to be stripped back.
Hillside villas
Away from the shore, villas on the hillsides are less affected by salt but receive plenty of sun and wind. The usual issues are fine cracking, faded colour and render that has come loose in places, especially on exposed corners.
We patch and repair render where it is hollow or damaged, and then coat the walls to give a uniform finish. Terrace walls, steps and boundary walls can be done at the same time.
Interior plastering in villas often follows other works such as new windows or bathroom refits, and we coordinate with the rest of the renovation.
Apartments
Apartment interiors need tidy, quick, low-disruption work. We protect floors and furniture, contain dust, and finish room by room so you can see progress.
Humidity is a constant on the coast, and bathrooms and kitchens suffer most. We use suitable finishes there, and if we find evidence of damp in a wall we tell you honestly, since the cause has to be dealt with before redecorating.
For holiday flats, a full repaint with repairs to damaged plaster can freshen the property considerably between seasons.
How it works
We look at the property, or at your photographs, and identify what the surfaces are exposed to and what is wrong with them. The written quotation sets out the preparation, plastering or rendering and painting. The quotation is free.
We then agree a start date, carry out the work, and leave the property clean. The work is guaranteed, with the scope set out in the quotation.
