Calpe's character comes from the sea and the rock of the Peñón de Ifach, and so does its climate indoors. Moisture-laden sea air settles in cool, enclosed spaces, and a garage or underbuild is exactly that. A room that looks dry in August can turn clammy by October.
That makes ventilation and material choice the heart of a Calpe conversion. Ordinary steel fixings corrode, cheap paint blisters and plaster that is not breathable can hold moisture. We specify finishes that cope with salt and with humidity, and we do not skimp on the air supply.
Our work here splits between two kinds of building: garages and stores in apartment blocks near the water, and lower levels in villas on the slopes behind. The tools are similar, but the permissions and the exposure differ.
Sea Air
Salt in the atmosphere reaches further than most owners expect. It settles on metal window frames, electrical fittings and reinforcement exposed at an opening. In a lower room with little air movement, it lingers longer than in a bright upstairs flat.
We choose fixings, window frames and cabling suited to a marine setting, and avoid leaving cut steel bare. Where we form a new opening, the edges and lintel are protected and sealed, so rust does not creep in over a few seasons.
Paint and plaster matter too. A vapour-tight coating on a damp wall traps water behind it. We favour finishes that suit the wall and allow it to dry, backed by a treatment for the cause.
Ventilation
A converted garage often has no natural cross-flow of air. Without help, humidity rises, mould spots appear in corners and the room smells stale. A simple extractor or a small mechanical ventilation unit makes a large difference.
We plan these with the electrician before walls are finished, so ducts are hidden and the system is quiet. A dehumidifier is sometimes a sensible addition for rooms that will be left empty for months while owners are away.

Two Housing Types
In a block near the sea, a garage or store is typically a unit in a community, with a shared facade and statutes to check. Conversion is mostly internal, and the question is whether the deeds and the community permit a change of use.
In a villa on the slopes, the lower level is part of the house and the plot is yours. There is more freedom to open walls to the garden, but also more ground water and more variation in ceiling height.
Either way, we begin with the registration and the rules, then move to the building. A beautiful fit-out is wasted on a room that cannot be used for what you intended.
How it works
In Calpe, we begin with a visit to see how the space meets the outdoors, where air could enter, and what the walls and floor are made of. We also ask how often the place is occupied, since that shapes the ventilation plan.
A written price follows, listing structure, moisture control, trades and finishes in sequence. Points for the council or the community are flagged, and photographs reach you if you are overseas.

Sea air carries moisture and salt, and enclosed rooms below ground level have little airflow and cool surfaces where water condenses. Good ventilation, breathable finishes and treating any ground moisture together keep the room comfortable.
