Salt and sun do more to an outdoor structure in Calpe than rain ever will. We specify timber, finishes and fixings for that reality, so what you build keeps looking good and stays sound.
Ask anyone with a terrace by the sea what wears out first and the answer is rarely the timber. It is the screws, brackets and hinges. Salt creeps into every unprotected joint, rust stains the wood below, and a pergola that cost a lot starts to look tired within a few seasons.
That is why we spend as much attention on what holds a structure together as on what you see. Fixings, washers, brackets and any metal parts are chosen for a marine setting, and timber is raised clear of wet surfaces so it can dry between showers and morning mist.
On the slopes above town the problem changes. There, heat from a south-facing floor, wind through gaps in the hillside and settlement of built-up ground are the main concerns. We look at which set of conditions applies to your home, then specify accordingly.
Salt Air
Salt crystals gather on every surface and draw moisture out of the air, keeping metal damp for longer than inland. Ordinary steel corrodes quickly under those conditions. We use fixings suited to the coast and isolate dissimilar metals, so neither the bracket nor the timber around it is stained or weakened.
Finishes face the same attack. A film that cracks lets water behind it, and timber then darkens or flakes beneath. We agree a finishing system with you, coat every face and end grain before assembly, and explain when and how to refresh it, because even the best coating has an end.
Cleaning helps more than people expect. A simple rinse with fresh water removes salt before it builds up, and it takes minutes. We include maintenance advice with every job, so your structure stays in good condition without anyone having to guess.
Seafront Flats
Terraces on the front have the best aspect and the most exposure. Awnings, louvres or canopy-style pergolas can be a sensible choice because they can be closed against spray and wind. We choose a style that suits the building and the exposure, and keep to the community's rules on appearance.
Your community may have to approve something new, and the town hall may want a licence application. Our survey says whether either looks likely, and we can supply drawings and a materials list for the community president, so that your request is easy to read and decide.
Beneath the roof the floor matters. A sealed, non-slip surface that is easy to rinse copes best with salt and spilt drinks. Where the existing floor is cracked or leaking, our terrace renovation team deals with it before any frame is anchored.
Hillsides
Higher up, the sea is further away but the sun is not. South-facing terraces absorb heat all day and give it back in the evening. A pergola with the right orientation, plus a lighter floor surface, can lower the temperature of a terrace noticeably in July and August.
Terraces on sloping ground are often built up with fill and retaining walls, and these settle. Posts need bases that are independent of any suspect fill, and drainage must lead water away from walls and foundations. We examine the ground before agreeing where each post will stand.
Wider gardens allow more generous covered areas: a dining pergola beside the house, perhaps a shaded corner by the pool. We build the surround and structures but not the pool, and we plan lighting and power routes at the same time as the groundwork.
How it works
A job in Calpe starts with a survey. We check the terrace surface, the fixing points, the exposure to the sea and the sun, and ask how you want to live outside. We also look at existing timber, since some owners want old structures renewed instead of replaced.
The written quotation lists timber, treatment, fixings, floor work and electrics separately, so you can see where the money goes. We keep you informed throughout, including photographs for owners abroad, and give maintenance advice when we hand the finished space over.
Questions
Brackets and fixings are picked for the sea air; we treat all faces and end grain of the timber, and keep it clear of standing water. We also explain the rinsing and refinishing routine that keeps it in good condition.
Sometimes. If the main posts and beams are sound, we can replace any rotten parts, renew the fixings and refinish what remains. If the timber is deeply damaged at ground level, replacement is the honest recommendation, and we explain why, showing you the damage so the decision is yours to make.

A pergola with slats or louvres, positioned to block the high sun, combined with a lighter floor finish, usually helps most. We examine the sun path on site and recommend a layout that fits how you use the space, and mark the position of every post on the floor.
