Plumbing Services Costa Blanca

Plumbing in Spanish homes has its own problems: hard water, empty properties, old pipework in fincas and uneven pressure on the hills. Dragon Reforms deals with all of it, from a dripping tap to a full bathroom and pipework renovation.

Dragon Reforms has been renovating homes across the north Costa Blanca since 1999, and plumbing runs through almost every job we do. Some customers call us for a single repair. Others want a bathroom stripped out and rebuilt, a water heater replaced, or the whole house repiped as part of a wider reform.

The work covers plumbing repairs and maintenance, hot water cylinders and water heaters, boilers, bathroom installations, pipework and leak detection, water pressure solutions, heating systems and radiators, kitchen plumbing and appliances, and new installations in renovation projects. We work in fincas, villas, town houses and apartments, and we are used to the mix of old and modern construction you find in the area.

Many of our customers do not live here all year. If you are in the UK, Scandinavia, the Netherlands or Germany for most of the year, you need someone who can look at the problem, explain it clearly and put it right without you having to be on site for every step. We keep communication simple and the quotation clear, and our work is guaranteed, with the scope set out in the quotation.

We are based in Callosa d’en Sarria and work Monday to Saturday, 9am to 8pm. The quotation is free. Tell us what is happening and we will arrange a visit to see it for ourselves.

Why it matters here

Why Plumbing Needs Extra Attention on the Costa Blanca

The climate, the water and the way homes are used all shape what goes wrong.

A house on the north Costa Blanca is not treated like a house in northern Europe. Many are lived in only part of the year, water supplies carry a lot of minerals, and a large number of properties are built on slopes. Each of those things affects the plumbing in a different way.

Hard water is the most common complaint. Limescale builds up inside pipes, taps, shower heads, cisterns and water heaters, slowly reducing flow and shortening the life of anything that heats water. It is a gradual problem, so by the time people notice it, fittings are often already clogged.

Holiday homes bring another set of issues. Water that sits in pipes for weeks goes stale, seals dry out, and a small leak in a property nobody visits can run for a long time before anyone sees it. Coming back to a damp wall or a higher bill than expected is a familiar story.

Age matters as well. The area has everything from modern apartment blocks to older village houses and fincas, and the pipework behind the walls varies a lot between them. Knowing what you are likely to find in each type of building makes diagnosis faster and the repair more reliable.

Repairs and maintenance

Plumbing Repairs and Maintenance

Most calls start with something small: a tap that will not stop dripping, a toilet that keeps running, a sink that drains slowly. These are worth fixing early, because a worn washer or a failing valve rarely stays a minor problem. Water finds its way into cupboards, floors and walls.

When we repair something, we look at why it failed. A tap that has been replaced three times may be suffering from limescale or from a pressure issue upstream. Fixing the cause costs less than repeating the repair.

We also offer maintenance for homes that are empty for part of the year. That can mean checking the system before you arrive, looking over visible pipework, valves and appliances, and dealing with anything that has deteriorated while the house was closed up.

If a repair turns out to need more than expected, we tell you what we found and what it would take to deal with it properly. You decide, and nothing is added without your agreement.

Hot water

Hot Water Cylinders, Water Heaters and Boilers

Hot water systems take the worst of the local water. Scale forms on heating elements and inside tanks, efficiency drops, and the unit often fails sooner than it should. If your water takes longer to heat, runs lukewarm, or the heater makes noise, scale is a likely cause.

We supply and install hot water cylinders and electric water heaters, and we replace boilers where the property uses them. The right choice depends on how many people use the house, how often, what space is available and how the property is supplied. A two-person apartment used for a few months a year is not the same as a family villa lived in all year.

Replacement is not only about the unit. Old isolation valves, corroded connections and tired pipework around the heater are worth dealing with at the same time, since you are already paying for access.

We will talk you through the options in plain terms and put the choice and the price in the quotation, so you can compare before agreeing to anything.

Bathrooms

Bathroom Installations and Renovations

A bathroom is the room where plumbing, tiling, waterproofing and electrics all meet, which is why it works best when one team looks after the whole job. As a renovation firm, we can handle the plumbing alongside the rest of the bathroom rather than leaving you to coordinate separate trades.

That might be a straight swap of an old suite for a new one, a bath replaced with a walk-in shower, or a complete reconfiguration with new pipework and drainage. Moving fittings changes where water supplies and waste lines need to run, so we plan that before any demolition starts.

In older properties, opening up a bathroom often shows what the previous owners left behind: mixed pipe materials, tired joints, waste lines that were never properly sloped. We deal with these as part of the job, not afterwards, so the new bathroom does not sit on top of old problems.

The quotation lists what is included, so you know what you are agreeing to before work begins.

Pipework and leaks

Pipework, Leak Detection and Old Fincas

Not every leak shows itself. A stain on a ceiling, a damp patch on a wall, a meter that moves when nothing is running or a bill that climbs for no clear reason can all point to a leak you cannot see. We trace these back to the source and repair the pipe or joint, then put right the plumbing side of the damage.

Fincas and older village houses deserve particular care. The pipework in them has often been modified many times over the decades, with new sections joined to old and different materials meeting at awkward points. It can work for years and then fail in several places over a short time.

Where the system is simply worn out, repiping is usually more sensible than a long series of repairs. Doing it during a wider reform is the easiest moment, because walls and floors are already open.

Pools and outdoor areas add further runs of pipe, often buried or hidden under paving. We take care with these routes and agree with you how any access is made good.

Water pressure

Water Pressure Problems in Hillside and Rural Homes

Weak shower, slow-filling cisterns and taps that sputter are common in homes high on a slope or at the end of a long supply. Strong pressure can be a problem too: it stresses fittings and appliances and shortens their life.

Pressure problems have many causes, and the first job is to find which one applies. It might be blocked pipes, a partly closed valve, undersized pipework, a scaled-up filter or the way the supply reaches the house. Guessing leads to expensive equipment that does not solve anything.

In rural areas, some properties rely on a tank or deposit rather than a direct mains supply. These setups have their own considerations, including how water is stored, how it is moved around the house and what happens when levels drop. We look at the arrangement you actually have and advise on what would improve it.

Once we know the cause, we explain the options and what each one would involve, then put a proposal in the quotation.

Heating

Heating Systems and Radiators

Winters on the Costa Blanca are mild, but they are not warm indoors. Stone and tiled houses hold the cold, and many people who stay through the winter find heating matters more than they expected. For owners who visit in the cooler months, a warm house on arrival makes a real difference.

We install and repair heating systems and radiators, including pipework, valves and connections, and we can add radiators or extend a system as part of a renovation. Where a system already exists but performs badly, the cause is often air in the circuit, scale, or a poorly balanced layout, all of which can be corrected.

If you are renovating, it is much cheaper to plan heating pipework while floors and walls are open than to add it afterwards. We can include it in the same programme as the rest of the plumbing.

Kitchens and renovations

Kitchen Plumbing and New Installations

A new kitchen needs supply and waste lines in the right places for the sink, dishwasher and washing machine, often with the position changed from the old layout. We handle the plumbing connections and make sure they suit the units and appliances being fitted, whether we are doing the whole kitchen or working alongside your own fitter.

For larger projects, such as an extension, a conversion or a full reform, plumbing is planned from the start. Supply routes, drainage falls, heater positions and pressure all need to be settled before walls are closed and floors laid. Getting it wrong at that stage is costly to undo.

Because Dragon Reforms is a renovation firm and not only a plumbing business, we can fit this work in with building, tiling, electrics and finishing. One team, one quotation and one guarantee is simpler than managing several contractors from abroad.

When to call

Signs You Need a Plumber

Many plumbing problems announce themselves early. These are the ones worth acting on.

  • A tap, toilet or valve that drips or runs constantly
  • Damp patches, stains or peeling paint on walls and ceilings
  • A water meter that moves when nothing is in use
  • A higher water bill with no change in use
  • Weak or uneven water pressure
  • Water that takes a long time to get hot, or runs lukewarm
  • White limescale crust on taps, shower heads or fittings
  • Slow drains or gurgling from waste pipes
  • Rust-coloured or cloudy water from the tap
  • A musty smell after the house has been closed up
  • Noises from pipes or the water heater
  • Radiators that stay cold at the top or bottom

If you recognise any of these, a visit is the quickest way to find out whether it is a small repair or something that needs more attention.

Questions

Plumbing Costa Blanca — Frequently Asked Questions

What plumbing work do you carry out?

We handle repairs and maintenance, hot water cylinders and water heaters, boilers, bathroom installations, pipework and leak detection, water pressure solutions, heating systems and radiators, kitchen plumbing and new installations as part of renovations. We work in fincas, villas, town houses and apartments.

Is the quotation really free?

Yes. The quotation is free, and it sets out the scope of the work so you know what is included before you agree. Our work is guaranteed, with the scope covered in the quotation.

Which areas do you cover for plumbing services?

We cover Benidorm, Altea, La Nucía, Finestrat, Calpe, Alfaz del Pi & Albir, Polop, Benissa, Villajoyosa and Callosa d'en Sarrià, along with the surrounding north Costa Blanca. Each of those towns has its own page on this site.

Can you look after my holiday home while I am away?

We can check the plumbing before you arrive, deal with anything that has deteriorated while the house was empty, and carry out repairs. If you are overseas, we keep you informed with photographs and messages so you know what has been done.

Why does limescale keep building up in my taps and water heater?

The water in this area is hard, so minerals are deposited wherever water is heated or evaporates. Scale reduces flow and makes water heaters work harder. We can clean or replace affected fittings and advise on how to limit the problem in your home.

How do you find a leak you cannot see?

We start with the signs, such as damp areas, stains and meter readings, and work back along the pipework to find the source. Once located, we repair the pipe or joint and tell you what, if anything, else needs attention.

Can you help with low water pressure in a hillside villa?

Yes. We first work out why the pressure is low, since the cause may be in the pipework, a valve, a filter or the supply itself. Then we set out the options in the quotation so you can decide what is worth doing.

Do you replace a whole bathroom, or just the plumbing?

Either. We can replace individual fittings, or take on a complete bathroom with new pipework, drainage and finishes. Because we are a renovation firm, we can coordinate the other trades involved.

Do you work on old fincas and village houses?

Yes, and we are used to the pipework found in them. Older systems often have a mix of materials and past repairs, so we assess what is there before recommending whether to repair or repipe.
