Calpe has apartments close to the sea and villas on the hillsides beneath the Peñón de Ifach. The two kinds of terrace suffer in different ways, and the repair that works for one does not always suit the other.
For homes near the seafront, the main enemy is salt. It works on metalwork, grouting and any surface that is not sealed, and it shows up first on railings, door tracks and the edges of tiles.
On the hillsides, terraces are larger and tend to be built over sloping ground. Here the issues are drainage, settlement and the heat of a south-facing floor in July and August.
A good renovation starts by working out which of these is behind the problem you can see. Then the materials and methods follow.
Near the sea
Terraces facing the sea should use materials that cope with salt. Porcelain and well-sealed stone do, and so do good-quality stainless or treated metals for railings and fixings.
Cheap fixings are the commonest cause of early rust stains. We specify fixings with the exposure in mind, and renew those that are failing when a railing is refixed.
Apartment terraces also need good waterproofing, as a leak affects the flat below. We handle the base, membrane, drainage and tiling as one job.
Hillside villas
Villa terraces on Calpe’s slopes often serve as the main living area. They have steps, pool areas and long runs of paving, all of which need falls and drains that work.
We check for cracks that point to movement and for water tracking under the floor. If the cause is in the base, we correct it before relaying the surface.
A pergola can be designed with the terrace so the posts land on a sound base and the new paving is cut around them cleanly.
Safe underfoot
Floors near pools and on steps should give good grip when wet. Textured outdoor porcelain does this, and we choose the level of texture to suit where it will be used.
Lighter shades stay cooler in strong sun. If barefoot use matters, we suggest samples and checking them outdoors at midday.
Many Calpe homes are holiday properties. A low-maintenance surface is often the sensible choice, with a simple cleaning routine.
