Terrace Renovations Villajoyosa

In Villajoyosa the best outdoor space is often a balcony over the sea or a roof terrace above the old streets. We waterproof, re-tile and drain them properly, and finish them to cope with salt and sun.

The colourful seafront of Villajoyosa is lovely from a distance, but up close the balconies take a beating. Wind-blown salt, strong sun and the occasional downpour combine to loosen tiles, rust railings and push water into the ceiling below. Repairs delayed by a season usually cost more the next.

Behind the front line, the old town has houses with flat roofs used as terraces, where laundry once dried and now people sit out in the evening. These surfaces were not built with modern waterproofing in mind, and many show their age through damp patches indoors.

We have been renovating terraces along this coast since 1999, taking responsibility for the base, membrane, drainage, paving and railings together. First comes a site call, then a written free quotation. Questions are welcome. Please say if anything puzzles you. Nothing is hurried.

Balconies

Seafront Balconies That Leak into the Flat Below

A balcony leak rarely stays private. Water crossing the slab shows up as a stain on a neighbour's ceiling, and the community may become involved. We therefore look at the whole build-up, including the edge, the threshold at the door and the outlet, instead of just replacing tiles.

Often the fix is to lift the old finish, repair any cracks, lay a new waterproofing layer and form falls toward the drain before paving again. Doing this properly takes longer than a quick re-tile but avoids repeat visits. A quick check at the door threshold often shows where water is slipping through.

At the survey we say whether the shared structure means the community must be consulted. Where the balcony belongs to the whole block, damage downstairs becomes a shared problem, so we keep the process transparent. Photographs of the stripped slab and the new layers go into your report, which you can show to the community administrator if asked.

Old town

Turning an Old-Town Roof into a Usable Terrace

A flat roof in the old quarter may be built from layers added over decades, so we begin by finding out what is there. Cracked screed, trapped water and failed edge details are common, and each affects the choice of repair.

Weight is a real consideration on an older roof. Heavy stone and large planters can ask more of the structure than it can give, so we may recommend lighter porcelain tiles and decking, and check the supporting slab before specifying anything.

Access is by narrow stairs in many houses, which is why we plan how materials are carried and how waste leaves. A pergola or screen can be added for shade where the structure allows. If a parapet is low or crumbling, we deal with it as part of the same visit, since a terrace used by guests should be safe at the edge as well as underfoot.

Salt and sun

Railings, Fixings and Finishes for the Coast

Railings close to the water take the full force of salt. Painted mild steel soon blisters, while stainless or properly treated metal lasts much longer. Fixings matter just as much as the railing, because a rusting bolt stains the paving and can crack the stone around it.

For floors, we favour outdoor porcelain with a texture to suit wet feet and strong sun. Lighter colours stay cooler to walk on, and we encourage you to put samples outside before choosing. Lighter colours reflect heat and stay comfortable on bare feet.

Pool surrounds and paving around existing pools are part of our work, though we do not build the pool itself. Inland villas above the town often have paving beside a pool, and we will relay that paving, correct the drainage around it and repair the copings. Only the surround is our work, as we do not construct pools.

How it works

How a Terrace Job Job in Villajoyosa Works

We visit the terrace or balcony, check where water enters, test the falls and look at the railings and edges. The free quotation that follows lists each stage, the finishes and anything that needs the community's or town hall's consent.

Stages run from strip-out and repair, through waterproofing and curing, to paving and final touches. If you are overseas, you receive photographs at each stage and we arrange access. Guarantee terms are shown in your quotation. Questions are answered promptly.

Questions

Terrace Renovations Villajoyosa — Common Questions

Why does my Villajoyosa balcony leak into the flat below?

The usual cause is a worn waterproofing layer, cracks in the slab or poor detailing at the door and edge. We trace the route of the water and rebuild the layers that failed. Do not delay if you see a stain, as water damage spreads.

Can an old-town roof terrace be made watertight?

In most cases, yes, provided the structure beneath is sound. We open up a small area, assess it and advise whether a repair or full renewal is the sensible choice. Lighter finishes are also possible.

Which railings suit a Villajoyosa seafront balcony?

Stainless steel or well-treated metal with quality fixings copes best with salt. We can supply new railings or refix existing ones if they are sound. We can also supply guards or glazing panels by arrangement with a specialist supplier if you want a more modern look.

How long will I be without my terrace?

That depends on size and the repairs needed, because waterproofing and bedding materials need time to cure. We give you a realistic programme in the quotation and update you as the job progresses. Rain delays are factored in.
