Villajoyosa has one of the most distinctive old towns on this coast, and one of the most exposed. The painted houses stand almost directly on the shoreline.

That produces a particular kind of damp work. Thick old walls, no damp proof course, sea air carrying salt, and weather coming straight off the water onto elevations with nothing in front of them.

Salt, Old Walls and Blown Plaster

Salt is the thing that makes coastal damp work different. Where moisture has been moving through a wall over a long period it carries dissolved salts with it, and those salts crystallise at the surface as the water evaporates.

What you see is white deposits on the face of the wall, paint lifting away in sheets, and plaster that has gone soft and crumbly and simply falls off. Because some of those salts are hygroscopic — they draw moisture out of the air — a contaminated wall can stay damp even after the original source has been dealt with.

Which is why the contaminated plaster normally has to come off rather than be painted over, and why the replacement matters. Putting the same finish straight back on a salt-laden wall usually produces the same result again.

An elevation facing the water takes wind-driven rain with nothing to slow it down. Render cracks under that and under the sun the rest of the year, and once it has cracked, water goes into the structure behind it.

The giveaway for penetrating damp is that the patch gets noticeably worse after heavy rain and dries back between. If that is the pattern, the problem is outside, not underneath.
