Villajoyosa is a working town with colourful houses packed along the front and into the old streets. Roofs here sit tight against neighbours, so we repair them with the next-door building in mind.
La Vila Joiosa is lived in all year round, and its roofs are doing a full year's work. Houses in the old streets stand shoulder to shoulder, apartments line the seafront, and villas spread across the urbanisations inland.
In a terrace of narrow houses, one roof often meets the next at a shared wall, a shared gutter or a shared run of eaves. A leak can come from your own tiles or from the junction with the building beside you.
We climb up, trace the fault to its source and explain what is yours to repair, what is joint and what is next door's. A simple sketch or photograph of the junction usually settles the question.
Terraced
Where houses share a party wall, the roof junction there is a classic weak spot. Mortar fillets crack, flashings lift and the water that runs down one roof can end up behind the neighbour's wall.
We repair the junction on your side thoroughly. If the fault is clearly on the neighbouring side, we show you the evidence, which helps you raise it with the other owner in a factual way. Facts in hand, such conversations tend to go more smoothly than arguing about whose water it is.
Where both sides want work done at once, we can coordinate it so that the shared line is sealed properly in one go. Shared jobs also share the scaffolding or access, which can reduce disruption to the street.
Seafront
The buildings facing the water take the weather first. Salt corrodes metal parts, and strong light dries out and cracks sealant and bedding mortar faster than you might expect. Painted frontages and old gutters on the seafront suffer most, as they stand where spray and wind arrive first.
We renew rusted flashings and fixings, repoint ridges and hips and check that gutters are firmly held. Choosing materials suited to a salty setting is part of the job, not an optional extra.
Apartments along the front may have communal roofs. We handle whatever is yours and document the rest for the community. Photographs of the roof go to you, so the community can see the condition for itself.
Inland
Away from the sea the housing is detached villas with pitched tile roofs. These have fewer neighbour complications but all the usual ageing issues, notably worn underlay and slipped tiles. Their ridge and hip lines are often long, and repointing them is a common job.
A hillside plot adds a drainage question. We look at where roof water is going and make sure it leaves the roof by a route that does not damage terraces or walls. Tree debris and needles from nearby gardens clog gutters, and we advise on regular clearing.
If a roof edge borders a terrace, we also check the joint there, since that is where pitched and flat areas meet. Sealing that edge properly stops the commonest cause of stains on the terrace ceiling below.
How it works
The visit covers your own roof and its relationship to the neighbours, along with the gutters and ceilings. We then explain what we found and write it into a quotation that states the extent of the work.
Because access in the old streets can be tight, we agree arrangements early. You receive photographs at each stage if you are away from Spain. Narrow streets mean deliveries are timed and tiles are stacked carefully, so neighbours can pass.

Yes. We plan access carefully, repair your section and its junctions with neighbouring buildings, and set out the work in the quotation. We tell you early whether anything in the street, such as a scaffold, needs to be arranged with the town hall.
We find the source. If it is on your side, we repair it. If it is on the neighbouring side, we document it so that you can raise it with them.
Yes, particularly metal flashings, fixings and gutters. Corroded parts are swapped for materials suited to the coast and repoint weathered mortar. We also check the tiles themselves for cracks and rebed ridges where the old mortar has shrunk or fallen away.
Yes. Inland villas get the same inspection, with attention to underlay, tiles, gutters and the drainage route from the roof. Every roof gets the same careful survey, a written quotation and, if you are abroad, photographs through to the finish.
