Extensions & New Builds Calpe

Building near the sea is different from building inland. In Calpe, salt, wind and strong sun test every material, so a good extension is judged as much by how it ages as by how it looks on handover.

The Peñón de Ifach dominates the town, and the housing around it divides into holiday apartments close to the water and villas on the slopes beyond. People want more room in both, whether to host family in summer or to live here comfortably all year.

Close to the shore, the sea air attacks steel, cheap fixings and poorly protected masonry. Anything built or added here should be specified with that in mind, from reinforcement cover to window frames and balustrades.

We build with those conditions in mind and keep the scope honest: what can be added, what depends on the town hall or your community, and what will simply not be possible on your particular plot or building.

Materials

Designing an Extension to Survive Salt and Sun

Salt works its way through render, finds the steel inside concrete and makes it rust and swell, which then cracks the surface. Giving reinforcement proper cover, sealing surfaces and choosing suitable metals are what make an addition last.

Sun is the other half of the story. Bright south and west facades expand and contract daily, so details at joints between old and new work matter. A crack where an extension meets the house is a very common fault, and avoidable.

We agree the specification with you in writing, including finishes and the protection of any exposed steel, so you understand what is being built and why, and can compare our quotation fairly with others.

Terraces

Turning a Sea-View Terrace Into Living Space

A terrace facing the water is the most valuable outdoor space a Calpe home has, and many owners wish to glaze or enclose part of it for use in winter. This changes the building, so permission questions arise.

In an apartment block, the community will have a say, and the appearance of the facade will matter to neighbours. In a villa, the council is the main party. At survey we say which route is likely to apply.

If you are happy keeping part of the terrace open, a partial enclosure can add useful room while preserving the view and the breeze. We lay out the options and their consequences openly before you decide.

Hillside

Extending and Building New on the Calpe Slopes

Villas on the slopes enjoy views of the Peñón and the sea, but come with the usual challenges of falling land: foundations, retaining structures and drainage. Rain, when it comes, can be heavy and fast.

A new house on an empty plot starts with a technical architect and a licence, then moves through excavation, structure and roof. Because we manage the finishing trades too, you deal with one team from first spade to handover.

Many Calpe owners spend only part of the year here. We plan around that, with decisions taken in good time, photographs at each stage and video calls on site when a choice has to be made.

How it works

How a Extensions & New Builds Job in Calpe Works

We begin with a visit to the apartment, villa or plot, looking particularly at exposure to the sea, existing condition of render and steel, and how the new space will connect to what is already there.

You then receive a free, detailed quotation in writing. It sets out the specification, notes any licence or community matters, and leaves you free to decide without pressure.

Questions

Extensions & New Builds Calpe — Common Questions

Does salt air really affect an extension in Calpe?

Yes, particularly near the water. It corrodes steel and breaks down weak render, so specification matters. We choose materials and protection suitable for the exposure and describe them in the quotation.

Can I close in my terrace in a Calpe apartment?

Possibly, but your community and sometimes the town hall will have a say. Our survey indicates what is likely to be needed, and we do not start without the consents that apply.

Can you build on a sloping plot in Calpe?

Yes. Sloping plots need careful groundwork, with retaining walls and drainage designed properly. We assess the plot on site and explain what the building would involve before you commit.

I only visit Calpe in summer. Can you manage everything?

Yes. We handle the trades, send regular photographs, and hold video calls when decisions arise. Many of our clients are abroad for most of the build and see the result at handover.
