Newer Finestrat villas tend to be big, with generous garages and lower levels cut into the mountainside. Dragon Reforms converts that space into something worth having, and keeps rainwater out of it.
Villas on the slopes below Puig Campana are often designed around the view, with large terraces on the upper floor and a deep garage or storage level underneath. That lower level can run to a considerable area, and the volume invites ambitious conversions.
The mountain behind brings run-off. In heavy rain, water comes down the slope and gathers against walls and driveways. A garage floor that sits below the road or the terrace can take on water, so any conversion has to begin by checking how the plot drains.
Down at Cala de Finestrat the housing is mostly apartments, and the village centre has older, smaller houses. We work in all three settings, though the hillside villa is where most conversions happen, and our plans are scaled to the building in front of us.
Water
The first question on a Finestrat hillside is where the water goes. A steep driveway can funnel rain straight to the garage door, and a retaining wall behind the house can hold moisture against the lower rooms.
We look for channels, gullies and soakaways, and ask how the plot behaved in the last heavy storm. Sometimes a new drain along the foot of a wall and a regraded threshold are enough. Other times, internal waterproofing is also needed.
Fitting a beautiful floor over a damp slab is the mistake to avoid. We deal with water first, show you what we found, and only then move to floors and finishes.
Scale
When the underbuild is large, the challenge is to divide it well. A double garage might become a suite with a bedroom, bathroom and sitting area, or an office, gym and storage room. Walls for the new rooms have to be built, with services running through them.
Layout affects daylight. Rooms along the open wall get the view, and those at the back can serve as bathrooms, utility spaces or storage, which do not need windows. We plan so every room that needs light has some.
Where the lower level is deep, a corridor and a clear fire-safe route out matter for comfort and common sense. We think about how people move through the space as well as how it looks.
Heat
Sun on the open face of the villa can warm the lower rooms in summer, even though the buried walls stay cool. Glass choice, external shading and insulation in the ceiling all help, and we discuss each with you rather than defaulting to the biggest window.
Air-conditioning is part of the plan. We size it to the space, place the indoor units where the airflow is good and run the pipes and drainage before walls are closed, so nothing is chased out after decoration.
The result should be a room that stays pleasant through July and August, with a floor that is warm enough underfoot in January.
How it works
A Finestrat conversion starts with a site visit to see the drive, retaining walls, lower floor and garden level. Measurements and photographs are taken, and we listen to what the space should do for you.
Our quotation lists drainage, then structure, trades and finishes, plus a note of what the council may need to be asked. Owners abroad receive pictures at each stage.
Questions
Usually it can be arranged as one, containing bedroom, bathroom and sitting room. Use as a dwelling is another matter, resting on the property's registration and the council. Questions are listed for you, and an architect can then confirm.
We examine how the plot drains, then use gullies, drains at wall bases, regraded thresholds and internal waterproofing as needed. The aim is to keep water out before any floor or plaster is laid.
Buried walls stay cool, but open faces can gain heat. Careful glass choices, shading, insulation and a correctly sized air-conditioning system keep the room comfortable. We discuss these during the survey.
