Plenty of homes around Alfaz del Pi and Albir still wear the floors they were built with. Replacing them transforms a room, and doing it properly means understanding what the old surface is hiding.
Walk through the villas and apartments of this stretch of coast and you will find a lot of tired floors: tiles in tones that have gone out of fashion, cracked corners, grout that will not come clean. Owners often say the house is fine, but the floor drags it down.
The area mixes hillside villas with flats close to the Albir seafront, so jobs vary widely in scale. A seafront flat might need one living room relaid, while a villa could need everything from entrance hall to utility room.
We start with what is already there. Old floors give clues about movement, damp and past repairs, and those clues decide whether a straightforward swap will do or whether the base needs attention first.
Taking up
Removing old tiles is the dirtiest part of the job. Dust travels, so we seal doorways, cover furniture that cannot be moved and use extraction where possible. Rubble is bagged and carried out rather than dropped into a skip at your door.
Older tiles are often bedded on a thick mortar layer that can be broken out, but occasionally they are fixed so firmly that lifting damages the slab. We test a small area first so the quotation reflects the reality, not a hope.
Once everything is clear, we check for hollow spots, cracks and damp marks, and report anything that goes beyond tiling. If damp is the issue, we point you towards our damp proofing team before laying. For apartments in blocks, we also protect lifts and landings and take rubble away the same day.
Look
Wood-effect porcelain has become a favourite here. It gives the warm look of boards without worry about humidity, sun or insects, and it runs happily from room to room. Real texture in the surface helps it feel convincing.
For a more Mediterranean feel, light stone-look or plain neutral tiles keep rooms bright and make small spaces feel larger. We show you samples in the actual room, because light on this coast changes colours dramatically.
If you are keeping some existing floors, we advise on how to bring old and new together, so a threshold between two materials looks planned rather than accidental. None of these choices is fixed until you have seen the samples in your own rooms and approved them.
Wet rooms
Floors in kitchens and bathrooms work hardest and fail first. Old bathrooms may lack proper waterproofing under the tile, and a leak that has been quietly soaking the slab will not be solved by new tiles on top.
When the tiling is part of a bigger refit, we coordinate with plumbers and electricians so pipes, drains and sockets are right before the surface goes down. That order matters, since cutting into a finished floor is nobody's idea of fun.
For wall tiling, the layout starts from the centre of the main wall so that cuts are balanced and the pattern lines up with the fittings, rather than ending in thin slivers. A neat tiled finish is usually the quickest way to make a tired bathroom feel new.
How it works
A free visit lets us see the floors, test the base and discuss what you like. We then write a quotation that lists removal, preparation, laying, skirting and clean-up, so you can compare it fairly with any other.
The work runs room by room where possible. If you are not here, we send pictures and short clips, ask you to approve choices of tile and layout, and hold keys for the duration.

Removal always creates dust and noise, but we contain it with sealed doorways, covers and careful bagging. We work room by room if you are in residence, and leave each area tidy at the end of the day.
