This is a long-established residential area, and many of its homes are now several decades old. Owners are coming to us with a familiar mix of requests: a layout that no longer suits modern living, terraces that have had enough of the weather, roofs showing their age and extensions to make room for permanent living. Many owners bought years ago and have since decided to stay, so the house is being asked to do more than it was designed for.
The seafront at Albir has apartments exposed to salt and wind, while the hills above have villas with bigger plots and more slope. We adapt the approach to which of these you own, because the sensible solutions differ.

Ageing homes
A good deal of the housing here was built when most buyers expected to visit for a few weeks a year. Rooms were small, kitchens separate and storage minimal. Owners who now live here full time want something different. A kitchen that opens to the living room, a bigger main bedroom or a covered area that can be used in winter are among the changes we are asked about most.
Often the answer is a mix of wall removal, a modest extension and refreshed finishes. We start by understanding what the house is made of and what it can take. Older houses sometimes have surprises behind finishes, such as pipework or wiring routed in awkward places, and it is better to find these before the wall is open than after.
Because we manage the plumbing, electrics and finishing too, a layout change becomes a single piece of work rather than a series of separate calls.
Albir seafront
Albir's seafront apartments face the same issue as any coastal block: salt and sun working on terraces and balconies. Waterproofing fails, tiles lift and rust shows at the edges. Owners who let their flats between visits often want the work finished quickly and tidily, and we plan around that.
We investigate what is happening beneath the surface and rebuild with falls and detailing suited to the exposure. Facade changes involve the community, and we say so at the start.
Rendering on exposed walls takes a particular beating, and a proper repair beats repeated cosmetic patching. A wall that has been repainted several times over a damp problem will keep failing until the source is found, so we look for the cause as well as the symptom.
Villas in the hills
Villas on the hills of Alfaz del Pi have bigger plots, garden walls and steps. Walls that retain soil need to be built correctly, and older ones are worth checking. Where soil has pushed a wall out of line, a rebuild is usually more honest than a patch.
Extensions here often mean building off a terrace or converting a lower level, subject to what the town hall allows. We explain what is likely to be needed.
For features such as stone steps, arches and boundary walls we match what is already there so the work blends in. These details are small but they are what make a renovated house feel finished rather than merely repaired.

We visit the property, look at the structure and discuss what you want. You receive a free written quotation and our view on licences and, for apartments, the community. If the property is a flat, we also tell you what we think the community will want to know.
We then run the trades in order, keep you informed with photos and calls, and guarantee the finished work, with the scope set out in the quotation.
