Builders Callosa d'en Sarrià

Dragon Reforms is based in this town, under the Guadalest mountains, so we know the streets and hillsides well. We repair, alter and extend village houses and fincas, and manage every trade involved.

This is where the firm lives and works, not a place we drive to from somewhere else. The valley is known for medlars and farming terraces, and the houses reflect that history: older stone and rendered homes in the village, and fincas scattered over the slopes.

Building work in the village centre is often about adapting a house that was designed for a different way of living. Rooms are small, floors may be uneven and the structure is frequently a mix of old stone and later additions. Understanding that mix is most of the job.

We have been at it since 1999, handling masonry and structure ourselves and organising every other trade. The first steps are a visit and a written free quotation, whichever country you live in. You are welcome to call in and talk it through.

Village homes

Altering Older Houses in the Village

A traditional village house may have thick stone walls on the ground floor, rendered brick above and timber or concrete floors that were added at different times. Before opening a wall or cutting a doorway we investigate how the loads travel, because the answer is not obvious from the outside.

Damp is a common reason people call us. It can come from the ground, from a failed gutter or from render that has stopped shedding water. We trace the real source first, since treating the wrong cause only hides the problem for a season.

Narrow lanes can make deliveries awkward. We plan how materials arrive and rubble leaves, and we speak to neighbours where access is shared. Skips and scaffolding are sited with the lane in mind, and the road is kept clear for residents wherever we can manage it. If a neighbour shares a wall with you, we talk to them early.

Fincas

Fincas on the Hillsides Around Callosa

Fincas range from simple farm buildings to large country houses, and many have been added to over generations. A renovation often starts with the roof and the walls, then moves on to bathrooms, kitchens and a more practical layout. We keep what is sound and replace what is not.

Hillside plots bring their own questions. Terrace walls in dry stone or masonry hold the land in place, so a failing section deserves prompt attention. We rebuild or reinforce these walls and make sure water has a route out behind them.

Extending a finca can be limited by the classification of the land. We say at the survey what is likely to be possible and what needs a specialist's opinion. Even a sound-looking terrace wall can hide a slow failure, so we look behind the face and check the drainage before building anything on top of it. That is cheaper to learn at survey than halfway through.

Roofs

Roof Work in a Valley of Hot Days and Hard Rain

Valley summers are hot, and the rain, when it arrives, can be heavy and sudden. Roofs, gutters and rainwater downpipes take the strain, and tile roofs on older houses often need relaying or partial renewal rather than a quick patch.

We check timbers or supporting slabs, flashings at chimneys and parapets, and the way water leaves the roof. If a repair is enough we do that, and if a full renewal is better value over time we explain why. Sudden downpours test every junction, particularly where a roof meets a wall.

Flat roofs and roof terraces receive proper waterproofing and falls, so the water goes where you want it. Gutters and downpipes are renewed or re-fixed as part of the job, because a new roof drained badly simply moves the damage somewhere else. We keep the water well away from foundations.

How it works

How a Building Job Job in Callosa d'en Sarrià Works

With the office on your doorstep, a visit can often be arranged quickly. We look at the house or land, talk through what you need and send a written free quotation that sets out the scope, the stages and the permissions involved.

Our building teams do the masonry and structure, then the remaining trades follow in turn. Owners abroad receive photographs and calls, and the finished work is guaranteed within terms stated in the quotation. Nothing is hidden from you. Each stage is explained before it starts.

Questions

Builders Callosa d'en Sarrià — Common Questions

You are based in Callosa d'en Sarrià, so do you work elsewhere too?

Yes. The office is here, but our teams build along the coast too. Being local means short journeys for visits and quick answers on site. Short journeys mean visits are quick to arrange. We keep journeys short and answers quick.

Can a Callosa finca be extended?

Sometimes. It depends on the land and what the town hall allows. We look at the plot at the survey, tell you what seems realistic, and say if an architect or technician needs to confirm it.

What causes damp in older Callosa village houses?

Common causes are failed gutters, worn render, ground moisture and blocked drainage. We trace the source before proposing a fix, so the repair deals with the cause rather than the stain. If it is rising damp we explain the options openly.

Do you manage electricians and plumbers for a building job?

Yes. Plumbing, electrical, joinery, plastering and tiling crews are slotted in around the building work in the right order, so you do not have to coordinate separate tradesmen. That saves chasing several people and keeps the order of work sensible.
