Callosa d'en Sarrià is where Dragon Reforms has its office, so a holiday home here is on our doorstep. We can visit quickly, look in on a job daily and know the streets, the terraces and the weather of the valley well.
The town sits inland in the valley below the Guadalest mountains, known for its medlar orchards and farming terraces. Homes here are less about the beach and more about the landscape: village houses, older stone and rendered buildings, and fincas on the hillsides.
Being close to the office makes practical differences. A survey can be arranged at short notice, we can pop in to check on progress without a special trip and problems that appear mid-job can be dealt with quickly. That is hard to offer from further away.
For owners who live abroad, local presence is reassuring. Someone from our team can look at the property when you cannot, send the photograph you asked for and let you know if a window has been left open or a neighbour has a concern.
Local base
Many contractors travel a long way to reach a job, and the time shows up in the price and the programme. For Callosa d'en Sarrià we are already here. Site visits are short, materials are collected nearby and the team is on the job quickly.
We know how the valley behaves: warm summers, cooler evenings and heavier rain when it comes. We plan outdoor work to avoid wet spells and protect open walls and roofs whenever the forecast turns. That, in turn, protects the timetable we gave you.
Because we are known locally, we can often answer questions about neighbours, access and suppliers without lengthy research. That knowledge is useful when you are managing a project from a distance. Our office telephone is answered by people who know your house.
Village homes
Houses in the town centre may be stone, brick or render, often with thick walls and high ceilings. They stay cool in summer and can be damp in winter, particularly at ground level. We find the source of any damp before repainting.
Older services need attention. Wiring, pipes and fuse boards that have been extended over decades are best renewed while walls are open. We explain what we find and why, with photographs, so you can make an informed choice. Being inland, the valley sees less salt on exterior paint than the shore does.
Interiors respond well to simple changes: new floors, a fresh kitchen, a modern bathroom and bright paint. Done in the right order, a house that felt closed and dark becomes a pleasant, usable home. Photographs of the exposed layers are sent as soon as they are open.
Hillsides
Out among the terraces, properties often include outbuildings, retaining walls and paths. Walls of old stone need repair from time to time, and water running off the hill can erode footings if drainage has not been kept up. Clearing and correcting a drainage line often saves a wall that might otherwise be rebuilt.
Access tracks can be rough, and larger deliveries may need arranging with care. We assess this at survey and tell you honestly how it affects the work. Narrow lanes into the plot may mean smaller loads, so we plan each trip carefully.
Because these homes are quiet and spread out, security is worth considering. New doors, shutters and locks are easy to include in the refurbishment and give reassurance when the property is empty. Simple additions, such as a reinforced door, change the feel of a remote house.
How it works
Because we are based here, we can often visit within a few days of your enquiry. If you are abroad, we can walk the property on video while you watch. A written quotation follows once we have looked at everything.
Work then proceeds under our own manager, who is never far away. We send photographs, check the property regularly and clean and secure it each day. At the end we hand over the finished home. Any changes made on site are noted and sent to you.

Yes, our office is here, so we are close at hand for holiday homes in the town. That helps with quick surveys, regular site checks and fast responses if something unexpected arises during the work.
Yes. Being local, we can check on progress frequently and send you photographs. If you want us to hold keys, we can do that for the duration of the work, with arrangements agreed in advance.
Yes. We refurbish houses, outbuildings and terraces, and we check access, drainage and services at survey. The written quotation separates urgent work from improvements that can wait. Our site visits cost nothing extra, as we pass through on most days anyway.
After a visit or video survey we list every item of work, with what is covered and what is left out. It costs nothing, commits you to nothing, and we talk you through it in plain English or Spanish.
