Holiday homes in La Nucía are mostly villas and townhouses on hillside urbanisations a short drive from the coast. Bigger rooms, gardens and terraces mean a refurbishment here is as much about outdoor living as the kitchen.
Drive through La Nucía's urbanisations and you see the same pattern repeated: a villa on a sloping plot, a terrace at the front, steps to a garage below and a pool in the garden. Houses of this type were often built as holiday homes and are now ageing together.
Inland, summer afternoons are hot and winter evenings can be cool, so the building has to cope with both. Insulation, windows, shading and cooling all matter more here than in a small flat near the beach, and we plan the refurbishment with that in mind.
We survey the house and plot, quote in writing and manage every trade ourselves. Most clients visit a few times a year, so we organise regular photo updates and plan the work for when the house is free of guests.
Outdoor living
In a villa on a slope, outdoor space does much of the work that a lounge would in a flat. Tiles lift, joints open and waterproofing fails on terraces that take full sun, so we check what is underneath before replacing the surface.
We do not build swimming pools. What we can do is repair and relay the surround, make paving less slippery and rebuild the steps leading down to the garden. A tidy, safe edge to a pool makes a big difference to how the whole property feels.
Retaining walls and steps on a sloping plot need attention, too. If a wall is leaning or cracked, we tell you whether repair will do or whether it needs rebuilding. We would rather say so now than patch it for a season.
Climate
A larger villa needs a thought-through approach to climate. We look at where the sun hits, how the rooms connect and whether a few split units or a ducted system suits your layout better. We give honest advice on noise and appearance of outdoor units.
Doors and windows are the weak point of many older villas. Single glazing or worn frames lose heat in winter and gain it in summer, so replacing them often improves comfort more than people expect. Choosing the right size for each room avoids noisy, overworked machines.
For a home that is empty for long stretches, we also look at damp. Closed shutters and no ventilation allow marks to appear on north-facing walls, and we treat the cause before repainting. A dehumidifying setting on some units also helps a shut-up house between visits.
Interior
Villas from earlier decades often have dark kitchens, small bathrooms and heavy tiles. Opening a kitchen towards the living area, or enlarging a bathroom by borrowing from a spare cupboard, can change the feel of the house without extending it.
Floors are an obvious candidate. Large-format tiles throughout are cool underfoot and easy to maintain, which suits a house that sees heavy use during the holidays. Our tilers prepare the base carefully, as the finish is only as good as what lies beneath.
Carpentry completes the job: new doors, fitted wardrobes and kitchen units made or fitted to suit the house. All of it is coordinated by one person so that you see a finished home, not a list of trades. Everything is ordered, fitted and signed off by the same person.
How it works
We call at the house and walk the plot, noting levels, access to the garage and the state of terraces and services. We then prepare a written quotation that covers the whole scope, indoors and out, so that you can compare it with what you had in mind.
With your approval we order materials and begin in the order that makes sense: structural and plumbing work first, then plastering, tiling, joinery and decoration. Photographs follow throughout, and we finish with a clean house and a walk-through. Any extras you request are priced before they are added.

We repair and relay pool surrounds and terraces. We do not build or repair the pool itself. At survey we look at why the surround has cracked, because the cause is often waterproofing or movement underneath.
Usually it is the best time to do it. Pipework and cables can be hidden before walls are finished, so the installation looks neater. We advise on unit sizes and positions for your rooms and say honestly what you need.
