Builders La Nucía

La Nucía is mainly villas and urbanisations on inland hillsides, which means plenty of space, plenty of slope and plenty of homes with room to grow. Dragon Reforms builds and manages the whole job.

A typical La Nucía property is a detached villa on a terraced plot, often built in the same era as its neighbours. Many are now lived in all year, and owners find that what worked as a holiday home needs more rooms, better use of space or a repaired exterior. Because the urbanisations were laid out in phases, neighbouring houses often share the same layout and the same ageing details, so we usually have a good idea where to look first.

That makes the common jobs here extensions, underbuild conversions, terrace rebuilds and roof or render work. Because plots are often large, there is generally scope for adding space, though what is permitted depends on the town hall and the plot. The inland position means slightly less salt than the coast, but the sun is just as strong, and render, roofs and terrace surfaces still need honest attention.

We carry out the building work and look after the trades that go with it. Owners who spend part of the year elsewhere get photos and updates by phone, and the quotation is free.

Underbuilds

Using the Space Beneath Your La Nucía Villa

On sloping plots the lower level of a villa is often half buried and half open, used as a garage or store. With the right preparation it can become a guest suite, a workroom or extra living space.

Moisture comes first. Walls against the ground are the likeliest to be damp, and we deal with that before any plaster goes on. Light, ventilation and ceiling height come next. Where walls are damp, our damp proofing team can assess them first, because a new finish over a wet wall will fail in a season or two.

We also tell you early whether the town hall is likely to treat the space as habitable, so you do not invest in a conversion without knowing the position.

Extensions

Adding Rooms to an Inland Villa

An extension in La Nucía often means building out on a terrace or adding over an existing wing. The details matter: matching block and render, tying new walls to old and keeping the roof line sensible.

Because many villas here were built to a similar pattern, we often see the same weak points, such as flat roofs and exposed terrace edges, and we deal with them during the work.

Documents prepared by an architect or technician may be required, and we explain this at survey. Where the extension needs a new bathroom, kitchen or air conditioning, our own teams fit them as part of the same programme, so the room is finished and usable at handover.

Plots and walls

Retaining Walls, Terraces and Levels

Hillside gardens rely on walls to hold levels. When a wall leans, cracks or lets water through, it needs rebuilding with attention to drainage behind it. Cracks that open at the base, bulges in the face and white staining are the usual warnings, and any of them is worth having looked at before the next rainy season.

Terraces built over falling ground need a sound base. We rebuild them so water runs away from the house and finishes last.

Where the garden and house meet, we coordinate steps, paths and walls so the whole plot works together.
