The honest answer is that it depends on the villa and the plot. What we can do is set out the stages and show where the time goes, so you can plan around them.
Before building starts
Design, the technical project and the town hall's permission come first, and they can take a good part of the total time. The length of this stage depends on the design and the authority, so it is worth starting early.
The stages on site
- Groundworks and foundations. On sloping plots this can include terracing and retaining walls.
- Structure and roof. Once the shell is up and the roof is on, the house is weatherproof.
- Services. Electrics, plumbing and air conditioning are put in before the walls are finished.
- Finishes. Plastering, floors, tiling, joinery, kitchens and bathrooms.
- Outside. Terraces, paving, pergolas and pool areas.
What can slow it down
- Late changes to the design or specification.
- Difficult access or a steep plot.
- Waiting for permissions or materials that are made to order.
- Weather during groundworks and the roof stage.
What keeps it on track
A settled design, a clear specification, and one team managing the trades in the right order. We agree a programme with you at the start and tell you promptly if anything changes it.
