Many La Nucía homes were built for a different way of living. Construction work lets a villa be reshaped to suit you, by moving walls, adding space and improving how the house meets its terrace.

La Nucía is an inland town on the hillside, with villas and urbanisations spread across the slopes. Plenty of these houses are well built but laid out in ways that no longer fit how families live.

This article looks at the construction side of a renovation: what can be changed, what to think about first and how the work is organised. Dragon Reforms has worked across the north Costa Blanca since 1999, and the quotation is free.

Layouts

Reconfiguring a Villa That No Longer Fits

A common request is to knock through between a small kitchen and the living room, or to turn two cramped bedrooms into one good one. Removing or moving walls changes how light and space work in the whole house. Layout changes also open up the chance to rethink how rooms connect to the terrace and garden.

Before a wall comes out, someone has to establish whether it carries load. If it does, the opening needs proper support, and we explain what is involved before you commit. Where a beam or lintel is needed, it is fitted before the wall is taken out, and the opening is finished neatly afterwards.

Structural changes may need a licence from the town hall; we advise at survey, so you know the position before work starts. That way there are no surprises halfway through the build.

Extensions

Adding Space to an Existing House

Extensions in La Nucía tend to be modest and practical: a larger kitchen, an extra room, a covered area joined to the house. On sloping plots the shape of the ground often suggests where space can be gained. On a villa that has grown over the years, an extension can also be a chance to tidy up earlier additions.

A good extension feels as if it was always part of the house, with matching materials, aligned floor levels and openings that make sense. Getting those details right is where much of the care goes. Rendering, plastering and painting then bring the old and new together.

We discuss what is realistic on your plot and what the town hall may need to see, then set the scope out in the quotation.

Materials and terraces

Brick, Block, Stone and Terraces

Much of the work in a villa comes down to masonry: building up walls in brick or block, forming new openings, repairing stonework and rendering to suit what is already there. Matching existing block, brick or stone is part of the skill, because mismatched repairs stand out for years.

Terraces are a regular job in La Nucía, where outdoor space is a big part of the appeal. That can mean building a new terrace edge, repairing a failing one or reworking steps and retaining walls between levels.

Because water runs downhill, we look at drainage and waterproofing as part of any terrace job, not as an afterthought. A terrace that holds water against a wall causes damp inside, so the detail below the surface matters.

How it works

From Survey to Finished Work

We start with a visit to see the house and talk through what you want. The written quotation then sets out the scope, and a smaller job can be done in days while a larger alteration takes longer, with a programme given in the quotation. We listen first, because the best layout depends on how you actually use the house.

Building work creates dust and disruption, so we plan how to protect the rest of the house and how to keep the site tidy. Where plumbing, electrics, plastering or carpentry follow, we coordinate them. Dust sheets, sealed doorways and regular clearing keep the disruption down.

Our work is guaranteed, with the scope set out in the quotation. Images on this site are for illustration only.
