Finca Renovations Benidorm

Behind Benidorm's towers there is another Benidorm: older houses in the old town and stone country homes in the hills. This page is about those, not the high-rise flats, and about renovating them with care.

Most people know Benidorm for its skyline and beaches, which means they overlook the older properties that predate all that. A short drive towards the hills there are farmhouses and rural homes, built of stone and local materials, some lived in, some left empty for years.

The older core of the town also contains houses that are far from the tower-block image: narrow-fronted homes with thick walls, small windows and layouts that grew over generations. They share many of the problems of a finca even when they are within sight of the sea.

We treat them as the old buildings they are. That means finding out what has been altered before, keeping what is sound and renewing wiring, plumbing and roofs so that the house is safe and pleasant to use. Nothing is assumed before we have looked.

Country Houses Above the Resort

A rural house in the hills around the town can feel a world away from the beach, even though the sea is visible from the upper floors. Such properties are often reached by a track, may rely on a tank or well for water and sometimes lack a modern drainage connection.

Before planning rooms and finishes we need to understand those basics: where the water comes from, where waste goes, what the electrical supply is and whether the roof will last. A beautiful kitchen means little if the supply cannot run it.

We tell you plainly what is likely to be involved, including utility and access matters that sit outside our own work. Sometimes the honest advice is that a connection, a supply or a track must be sorted out first, with someone else, before building work makes sense. We would rather tell you that on day one.

Old town

Narrow Houses With Thick Walls

In the old part of Benidorm, houses have thick masonry walls, tight rooms and little space for machinery or storage. Reaching a pipe or a cable may involve opening a wall carefully, and the work has to be organised so that neighbours are not disturbed more than necessary.

The attraction of such a house is its character and its position in a real, walkable neighbourhood. The challenge is that previous owners have often added cement, plastic paint and new openings that trap moisture. Plans from the original build, where they exist at all, rarely match what stands today.

We look for these earlier alterations and suggest whether to undo them, make them good or leave them alone. There is no single right answer. It depends on what the wall is made of, what has been added to it and how it behaves in wet weather, so we look before recommending.

Letting Old Walls Breathe

Stone and old masonry cope with moisture by letting it evaporate. Modern cement renders and impermeable paints block that, and the damp that results often appears elsewhere in the wall. Using lime-based render and breathable paint tends to suit older buildings better.

This is a judgement made house by house. Some walls have been repaired so many times with cement that the sensible course is to keep them and manage the consequences. In those cases we help you live with the compromise sensibly.

We explain the reasoning in plain terms, and where damp is the real issue we investigate its source before suggesting any treatment. Persistent staining, salts or flaking paint all point to a cause that is worth finding. We trace it to the roof, the ground or a pipe, and only then discuss repair.

How it works

How a Finca Renovation Job in Benidorm Works

We visit the property, whether it is a hill farmhouse or an old-town house, and look at roof, walls, services and access. Next comes a quotation, free of charge, split into the parts of the job so you can decide what to do now and what to leave.

One manager runs every trade. If you live overseas, you receive photographs and video updates, and we speak English and Spanish. Guarantee terms are written into the quotation itself. A fixed order of work is agreed with you at the start.

Questions

Finca Renovations Benidorm — Common Questions

Do you renovate old houses in Benidorm, not only flats?

Yes. This page is about stone country houses and older properties in and around Benidorm. For high-rise flats, our apartment reforms service is the right place to look. We will say honestly which service fits your property best.

Can you renovate a rural house in the hills near Benidorm?

Yes. We check access, water supply, drainage, power, roof and walls first, since those decide the plan. We tell you what is practical and flag anything that needs utilities or a specialist. Remote access, drainage and electricity supply are discussed openly.

Is lime render better than cement for an old Benidorm house?

For genuine old stone or masonry, usually yes, because it lets walls breathe. But it depends on the wall and past repairs. We look at the actual building before recommending anything. We do not apply it as a rule to every wall.

Will an old-town house renovation in Benidorm need a licence?

That depends on the scope and the building. Our survey includes an opinion on whether a municipal licence looks necessary, so you can plan ahead. Rules differ between rural land and the old town, which is why we check.
