Many Albir homes are holiday properties that stand empty for long stretches and are then used heavily. That pattern wears on plumbing, and we keep systems reliable for the weeks that matter.
When a flat in Albir is shut for months, taps dry out, seals harden and heaters sit with water in them. Then guests or family arrive and something fails on the first evening. Good plumbing here is partly about preventing that moment.
Between the promenade and the Sierra Helada, apartments cluster near the sea while villas rise up the hillsides. Flats usually need leak tracing, heater replacement and bathroom updates. Villas bring longer pipe runs, outdoor taps and issues with pressure higher up.

Empty homes
Before the season starts, a plumbing check can save a ruined first week. We run each tap, flush every toilet, examine visible joints and test the heater, looking for drips, stuck valves and weak seals. Anything found is reported with photographs.
We also suggest what to do when you leave, such as closing the main valve and emptying certain lines. Small habits like these cut the risk of a leak going unnoticed while nobody is in the property. Keys can be collected and returned to whoever you nominate.
If you live abroad, we can carry out the check ahead of your arrival and send a short report, so you land to a home that works. Our checks cover visible pipework, but we do not open walls without your say-so. If the system needs more than a tune-up, you get a quotation for it before anything is done.
Rental flats
A rental apartment has to deliver hot water and a working shower every time. Heaters sized for a couple may struggle when a family is staying, so we match the unit to the way the flat is really used. The new unit is tested before we leave.
Bathrooms in older holiday flats often have worn tray seals, loose taps and slow drains. We replace or re-seal these in one visit where possible, to limit the time the flat is out of use between bookings. Drain smells and slow outlets are cleared at the same visit.
If a full bathroom update is on the cards, we plan the pipework first, then hand over to tilers with a clear layout. Choosing taps and shower heads that resist scale means fewer call-outs, and we recommend fittings with parts that can be replaced rather than whole units that must be thrown away.
Hillside villas
Villas high on the slopes can see weaker pressure than those below, and the pipe run from the street to the house may be long. We measure at several points and look at valves, filters and storage before deciding what to recommend.
Outdoor taps, shower points by a pool and garden irrigation add to the system. We check these for leaks and make sure shut-off valves work. We do not build pools, but we can plumb outdoor showers and connections around one.
Where a system is old and repairs keep recurring, a repipe done during a reform is often the cleaner answer. Garden taps, outdoor showers and irrigation connections are all checked, drained for the cold months where necessary and fitted with accessible shut-off valves, so that a failure is easy to isolate quickly.
How it works
Message us and a plumber will come to the apartment or villa, inspect the fittings, heater and visible pipework, and talk through the problem. A free written quotation follows, describing the work and its limits. We confirm the plan in writing.
We then carry out the work, test everything and clear up. If you are away, you receive photographs, and keys can be collected by arrangement. Guarantee terms are in the quotation. You will get clear replies whenever you ask. Anything unexpected is reported straight away.

Yes. We can test taps, toilets, the heater and visible pipework ahead of your trip and send a report with photographs, so any faults are fixed before you land. Findings are listed clearly so you can decide what to fix.
Yes. Heaters are supplied and installed to suit the number of guests, with a note on how local water affects them, so you know how to care for the unit. Replacement is normally quick. Descaling advice is included.
Height above the supply, long pipe runs, blocked fittings and valve faults are all possible causes. We measure at various points, identify the cause and suggest a fix that suits the house. We tell you if the cause lies outside the property.
