Between the seafront promenade and the Sierra Helada, Albir is full of second homes and holiday apartments. A house that is closed for a stretch of the year has nobody inside to notice a drip.

Absent owners

Where there is a simple, urgent fix such as a displaced tile or a blocked outlet, we describe it and, with your agreement, carry it out. Larger repairs get a written quotation first.
We can agree access in advance, including collecting a key if that is easier, and we handle it with discretion. You do not need to be present, and you are informed at every step before anything is done.
After storms
Sudden downpours test gutters, outlets and the junctions where roofs meet walls. Leaves and needles block drains, water backs up and finds the weakest point. Pine needles from the hills are a regular culprit in the gutters here.
After a storm, we look for lifted or slipped tiles, overflowing gutters, stained ceilings and water marks on walls beneath the roof edge. Photographs of each finding come to you the same day, with a note on whether it is urgent.
Quick attention to small faults often prevents bigger repairs later, and we avoid leaving a roof open to more weather while work is under way. A tarpaulin or temporary cover may be used when a repair cannot be completed in a single day.
Hillsides
The hills above the sea carry villas on sloping plots, many with terraces and long gutter runs. Roof water has some distance to go, and we make sure it leaves in the right direction.
Down by the promenade the typical home is an apartment, often in a block with communal responsibility for the roof. We repair your part and record the rest. Some top-floor apartments have private roof terraces, which we treat as their own check.
Salt and wind affect both settings, and we use fixings and materials chosen for them. Whichever you own, the roof check follows the same method and takes the same care.
