Albir lies between the sea and the Sierra Helada, with a long promenade, a lighthouse and homes stacked up the hillside. A large share are holiday or second homes, used for weeks at a time and then closed up. A conversion here has to suit that rhythm.
The usual wish is for more beds. Families grow, friends visit and the apartment or villa that once seemed generous starts to feel tight. The garage or lower level is the obvious source of extra rooms, especially when the main floors have no space to extend.
We approach these jobs with owners in mind who may not be present. A room needs to survive months shut up without mould, with air that moves and fittings that cope. It should also be simple for a cleaner or a letting agent to look after.
Guests
For many Albir owners, the cheapest extra bedroom is the one that already has walls and a roof. A garage converted into a double room with a shower, or a villa underbuild fitted as a bunk room for grandchildren, can double the number of visitors the home sleeps.
The details decide whether guests enjoy it: a window that opens, air-conditioning that can be switched on remotely or from the room, adequate sockets, and a bathroom that drains properly.
We also think about privacy and sound, particularly where the new room sits under bedrooms or alongside a terrace.
Holiday Lets
Some owners want the extra rooms so that the property earns more as a holiday let. Renting is subject to its own rules, separate from building rules, and a converted garage does not automatically count as a bedroom for those purposes.
We are builders, not letting advisers. What we can do is build to a good standard and tell you to check the registration, the town hall position and the community rules before you advertise any new space as accommodation.
Get that confirmed in writing first. A beautiful guest suite that cannot be offered to paying guests is a poor investment.
Closed-Up Rooms
Humidity and a shut room are a poor mix, particularly with sea air nearby. We plan ventilation that does not depend on someone opening the windows, and choose finishes that tolerate a damp spell better than cheap paint does.
Electrics can include a switch to turn off the room's supply when you leave. Pipes are laid so they can be isolated and drained easily. Fixings and frames are chosen for the coastal air.
On the hillside, drainage matters as well, since storm run-off from the slope can reach the lower floor. We fix that during the conversion and not after the first autumn rains.
How it works
For Albir, we ask first how the home is used: weeks per year, number of guests, whether it is let and who looks after it when you are away. Those answers shape the layout and services.
We then visit, measure and write the quotation. Items to confirm with the council and the community are listed, and photographs and short videos let you follow the work from abroad.
