Albir's homes are used differently from those in an ordinary town. Many are holiday rentals or second homes used in bursts, and the lighthouse, promenade and Sierra Helada backdrop all draw people to terraces and balconies. Joinery has to look good and survive heavy, intermittent use.
Apartments near the sea need doors and wardrobes that cope with salt and a closed-up atmosphere. Villas on the hillsides need shading, decking and gates that stand up to strong sun and sloping ground. Choosing materials and fixings that suit each position is half the battle.
Dragon Reforms has worked along this coast since 1999. We build, repair and fit in timber, and the same team can follow with plastering, painting or electrical work so a project finishes together. Being able to continue with decoration or wiring straight afterwards saves a second round of arrangements.
Villa terraces
Terraces on the Albir hillsides are rarely flat. Building a deck or pergola on a slope means thinking about footings, levels and how water will drain. We survey the ground first, then design supports that sit securely and level. Slopes also mean visible supports, so we pay attention to how the structure looks from below as well.
Shade is the main aim. Slatted tops, adjustable louvres and canopies can cool a terrace without hiding the view toward the sea. We discuss orientation, because the same pergola behaves differently facing west than it does facing north. A short conversation about when you sit out is usually enough to settle the best arrangement.
Timber choice matters in strong sun. We advise on species and finishes, and say plainly how often you should expect to refresh them. Maintenance is part of the deal with any outdoor timber, and honesty on that point protects you from disappointment.
Holiday flats
Interior doors in a let apartment take knocks from luggage and constant use. Solid, correctly hung doors with sturdy hinges outlast cheap hollow ones, and they close more quietly, which guests appreciate. Strong frames and decent ironmongery take far more punishment than the cheaper alternatives, and the extra cost is small.
Wardrobes and storage should suit short stays: plenty of hanging space, a few shelves, a spot for suitcases. We build in ventilation so the cupboards do not smell musty after weeks closed. Soft-close hinges and robust handles also help with the sheer number of times a door is used over a season.
Balcony doors facing the water need extra attention. We check seals, fixings and finishes, since salty air tires them quickly. Rubbing down, resealing and rehanging can restore a door that seems beyond hope, as long as the frame itself is sound.
Weathered timber
Greying railings, sticking shutters and softened window sills are common near the shore. Many can be rescued if caught early, with sanding, treatment and refinishing bringing them back for another few seasons. A careful look at the base of posts and the underside of rails tells us what can be kept.
Where rot has gone deep, patching is false economy. We show you the damaged sections and replace them, matching profile and finish so the repair does not shout. Replacement sections are shaped to follow the original lines so the repair is hard to spot.

How it works
We visit to measure and look at exposure, orientation and condition. If you live abroad, stills and a video walk-round with an agent holding keys are enough for the survey. Whether a larger structure needs the town hall's licence is something we raise at once.
Your written quotation is free, covering materials, fixings and finishes. Work proceeds with floors and furniture protected, and in apartment blocks we follow community working hours. We aim to finish ahead of your next arrival, where the scope allows. Handover includes a walk-through.

Usually. We survey the slope, design footings and posts to suit and plan drainage. Larger structures can need the town hall's licence, which we flag early. Posts and footings are sized to the ground conditions, not guessed.
It depends on exposure and budget for upkeep. We explain the options, finishes and maintenance for your terrace, and avoid promising that any outdoor wood is entirely maintenance-free. Hardwoods and treated softwoods behave differently, and the right choice depends on position.
Yes. We plan storage for short stays and rental use, add ventilation and choose boards that cope with humid, closed-up rooms. We can also keep the doors simple to use, so nobody struggles with them when arriving tired from a flight.
If the timber is still firm, yes: sanding, treatment and refinishing often work. If it is soft, replacement is the better option, and we show you where. Treatment afterwards slows further weathering, and we leave you simple aftercare advice.
