Albir's apartments and villas are often homes away from home, used hard in season and left quiet outside it. Floors need to be tough, grippy and ready for the next arrival.
Albir stretches along its seafront promenade and up the slopes towards the Sierra Helada, near the lighthouse. Close to the water stand apartments, many held as holiday or second homes. On the hillsides rise villas with terraces and views, and often a pool nearby.
People come in from the beach, from the promenade and from the pool, so floors take wet feet and sand constantly. Slip resistance and easy cleaning are not luxuries here but part of the basic brief.
We aim to finish tiling jobs so you can use the property with minimal delay. That means careful scheduling, proper drying times and an honest estimate of how long a floor needs before it can be walked on and furnished again.
Wet feet
A smooth polished tile looks lovely in a showroom and treacherous by a pool. Around terraces, entrances and wet rooms we recommend textured surfaces rated for grip, and we explain how the finish feels underfoot so the choice is informed.
Sand is abrasive, so surfaces take wear faster than in an inland home. A hard porcelain copes better than many softer materials, and a good entrance mat catches much of what comes in. We also advise on a joint colour that hides sand.
We do not build swimming pools, but we do lay surrounds and adjoining terraces, working with the pool owner's own contractor where one is involved. We tell you honestly which finishes will be hardest to keep clean in a house that sees sand all summer.
Turnaround
Many Albir owners can only be here at certain times. We schedule floor work for the weeks the property is empty, agree start and finish dates and give you a firm sequence: removal, preparation, laying, drying, cleaning.
Adhesive and levelling compound need time to cure before heavy furniture goes back, and rushing it undoes the work. We tell you when you can walk on the floor and when furniture can be moved, so your return date is realistic.
We do not run rentals or comment on income. Our role is the floor, and the other trades that work with it, delivered on time and in order. We will tell you as soon as we know if anything in the base could push the finish date back.
Hillsides
Villas on the slopes add stairs, retaining walls and sun-baked terraces. Tiling these requires attention to step height, falls for drainage and the way heat expands a surface through the day.
Interior floors tend to be large and open, with glass doors to the terrace. We lay the inside floor to line up with the doors and discuss with our terrace team how the outside surface meets it.
Views are wonderful, but sun through large windows can fade some floors and make dark tiles very hot underfoot. We suggest lighter tones where glazing is generous. A short visit before you choose lets us see how the sun moves across your floors during the day.
How it works
We visit, check the floors, discuss your timetable and note the access to the block or plot. The written quotation lists each area, preparation and finishing, and the time each stage needs.
We then book the work around your visits. You get photos during removal, laying and finishing, and we can meet cleaners or agents to hand over the property once it is ready for use.
Questions
Textured porcelain or similar outdoor-rated tiles are usually the safest choice. Smooth, polished tiles become slippery when wet. We show samples and explain the grip level before you decide.
Yes, that is common. We agree dates, access and decisions in advance, send photos through the job and leave the apartment clean, with clear instructions on drying time.
It depends on the adhesive, the base and the weather, and we give a realistic timing in the quotation. Moving furniture too early risks damaging the floor, so we tell you when it is safe.
Yes. Each step is cut and fixed with care, add edge trims and choose grippy finishes outdoors. Larger terrace rebuilds go to our terrace renovation team, coordinated with the tiling.
