Many homes in Albir are second homes or holiday properties, used intensively for a few months and left for others. That pattern shapes the building work: owners want repairs that hold up between visits, and they want them finished without having to be on site.
Close to the seafront, the lighthouse and the promenade, apartments dominate. Rising behind them are villas built into the hillside, with terraces, steps and walls stepping up the slope. The two settings need different expertise, and we bring both. Local knowledge of both is what keeps a job on track.

Holiday flats
A typical holiday flat has a small kitchen, a living room that feels dark and a balcony that is the best part of the home. Owners often ask us to open the kitchen to the living space, enlarge a doorway or reshape a bathroom. We check each wall before agreeing what is possible.
Because blocks are shared, work that affects the exterior needs the community's agreement, and the building rules may limit when noisy work can take place. Expect an early briefing from us, plus help wording any request. Noise hours can be strict in residential blocks, so timing is discussed first.
If the flat is let to holidaymakers, we can schedule loud stages for quiet weeks and aim to hand it back clean and ready. Keys, access and clean-up are all agreed in advance, so you are not left worrying about the flat. A final inspection comes before we say the job is complete, and photographs go to you the same day.
Salt air
Albir's buildings sit close to the sea, and the salt carried on the wind finds weak points. Balcony edges crack, steel inside concrete rusts and expands, and render loses its grip on the wall behind. These faults get worse each season if left alone.
A repair begins by removing what is loose and treating the metal beneath. We then rebuild the profile and finish with a render or coating suited to coastal exposure. Painting over a hollow patch will only delay the failure. Hairline cracks are cut out and filled rather than papered over.
We photograph each stage so that you can see exactly what was behind the surface. Before-and-after photographs go to owners who are abroad, so they can see the repair for themselves rather than taking anyone's word. Work is never signed off until the surface is sound underneath.
Hillside villas
Villas climbing the hillside often have several levels, long staircases and walls that hold back soil. Any extension has to start with the ground. We look at the slope, the existing retaining walls and the drainage before drawing a single line.
Typical requests include an additional room on the terrace level, a covered outdoor kitchen and the conversion of space beneath the house. Each needs proper foundations and a clear route for rainwater. Rock and fill behave very differently, so the foundation design follows what we find when we dig.
We do not build swimming pools, but we can carry out the terrace, walls and steps around one, and we will say where a specialist is the right choice. Covered terraces and outdoor kitchens need the same careful junction with the existing roof. We can also build the walls, steps and paving around an existing pool if you want the whole garden brought together.
How it works
First we visit the apartment or villa, checking structure, access and surroundings, and discussing the changes you have in mind. A written free quotation follows, including our view on whether the town hall or the community must be asked. We confirm everything by message.
Stages are sequenced so that the trades do not get in each other's way. You hear from us through photographs, messages and video calls, and a final walk-round closes the job. Guarantee terms appear in the quotation. Nothing is left vague.
Questions
Frequently, once we have established whether it supports the structure. We examine it first and explain the options. If the block's community or a technician's report is involved, we say so before you commit. Photographs of the opened wall are sent to you either way.
It can be, subject to the plot, the levels and the town hall's position. We assess the ground and drainage at the survey and tell you honestly what looks achievable. Where an architect is needed, we coordinate.
Yes. Many of our clients are in that position. Scope is written down first, then we send photographs and calls, and arrange access ourselves. Decisions are easy to make by phone, as both English and Spanish are spoken here.
Yes. We remove loose material, treat or replace corroded steel, rebuild the edges and apply a suitable finish. If the structure itself is in question, we say so clearly. Photographs record what is behind the surface.
