Timing is a practical concern. We can plan the work for quieter weeks and tell you exactly how long the area will be out of use, allowing for curing time that cannot be rushed. Rental inventories and cleaning schedules can be coordinated with us so the flat is guest-ready when we leave.
Because the terrace may be over a neighbour's home, waterproofing deserves proper attention. We rebuild the layers carefully, so that you are not dealing with a leak claim in the middle of the season. We also check that the balustrade is firm and the glass or metal infill is intact. Guests lean on balconies, and a loose rail is a liability you do not want.
Hillside villas
Villas in Albir are frequently built on several levels, with paved areas, steps and low walls between them. The slope sends rainwater across these surfaces, so the falls and drains have to be right at every level, not only at the top.
We look for hairline cracks, hollow-sounding tiles and efflorescence, which tell us about movement or trapped moisture. If the base is the problem we rebuild it first, rather than laying a handsome floor on something unstable. Moisture trapped beneath tiles leaves white salts on the surface.
Around an existing pool we can lay safe, textured paving and sort out the surrounding drainage. We do not build pools ourselves. Steps get special attention, with a non-slip nosing and level treads. Stair edges are where most outdoor falls happen, and the repair is rarely complicated, so we make it a priority wherever we see damage.

Albir's sea-facing terraces see salt on most days. Railings, door tracks, light fittings and screw heads are the first to show it, and the pale staining spreads onto the paving if the fixings are poor. Door tracks and handles are worth cleaning with fresh water now and then.
We specify stainless or properly treated metalwork and fixings suited to the exposure, and we reseal or repoint joints that have opened. Small repairs done early prevent bigger bills later. Silicone and sealant around frames can perish quickly in constant sun, so we replace them with the right grade.
A low-maintenance surface makes sense for a home that is empty for long stretches, and we advise a simple cleaning routine to match. Seasonal visits can be set up if you want a quick check and clean before the guests arrive. We keep notes of what was used, so future repairs match what is already down.
How it works
Book a visit and we will examine the terrace from the structure up, including drains, railings and the threshold at the doors. You then receive a free written quotation covering stages, finishes and any consent from the community. Nothing is begun without your agreement.
Once agreed, we lift the old surface, repair the base, waterproof, let it cure and lay the new floor. If you are not in Spain, we send photographs and arrange access with whoever holds your keys. Guarantee terms are noted in the quotation.
